COUNCIL CHAMBERS - AUBURN CITY HALL - 25 WEST MAIN STREET PUBLIC HEARINGS: 1. REZ04-0005 Application of Cornerstone Homes and Development for a rezone request from RS ("Single Family Residential") to R2 (also "Single Family Residential") for parcels generally located on the east side of 56th Avenue South between, approximately, South 336th Street to the north and Iowa Drive/South 348th Street to the south. 2. PL T04-0007 Application of Cornerstone Homes and Development for a proposed 107 lot preliminary plat (with tracts) on approximately 40.86 acres on parcels generally located on the east side of 56th Avenue South between, approximately, South 336th Street to the north and Iowa Drive/South 348th Street to the south. In accordance with Auburn City Code section 17.18.010, the preliminary plat proposal also includes a modification request from a cul-de-sac length standard and a modification request from park dedication standards. Modification requests are processed simultaneously with the preliminary plat request. 3. PUD04-0001 Application by Centex Homes for a rezone request from R4, ("Multiple Family Residential") and R3, ("Duplex Residential") to PUD, ("Planned Unit Development") and binding site plan approval for a 40.9-acre parcel located on the south side of 1200-1700 block of South 277'h Street and approximately 20 feet east of the undeveloped right-of-way of "I" Street NE. 4. PL T04-0006 Application by Centex Homes for a preliminary plat approval for subdivision of approximately 40.9-acre-site into 172 single-family lots, one multiple family lot and 17 tracts associated with a Planned Unit Development (PUD) known as "River Sand". The parcel is located on the south side of the 1200-1700 block of South 277'h Street, and approximately 20 feet east of the undeveloped right-of-way of "I" Street NE. In accordance with Auburn City Code section 17.18.010, the preliminary plat proposal also includes a modification request from park dedication standards. Modification requests are processed simultaneously with the preliminary plat request. 5. VAR04-0005 Application by Centex Homes for a variance to eliminate the provision of screened recreational vehicle parking spaces as required for multiple family housing by ACC 18.52.020(A)(3). The request is associated with the rezone, subdivision and Planned Unit Development (PUD) for 172 single-family lots, one multiple-family lot proposed to contain approximately 115 dwelling units and 17 tracts. The parcel is located on the south side of the 1200-1700 block of South 277th Street, approximately 20 feet east of the undeveloped right-of-way of "I" Street NE. 6. VAR04-0006 Application by Centex Homes for a variance to reduce the yard setbacks for the single family lots as required by ACC 18.69.070(B)&(C). The request seeks to reduce the front setback from 15/20 feet to 10 feet, the street side yard from 10 feet to 5 feet and the rear yard from 15 feet to 8 feet. The request is associated with the rezone, subdivision and Planned Unit Development (PUD) for 172 single-family lots, one multiple-family lot proposed to contain approximately 115 dwelling units and 17 tracts. The parcel is located on the south side of the 1200- 1700 block of South 277\h Street, and approximately 20 feet east of the undeveloped right-of-way of "I" Street NE. ADJOURNMENT HE\AGND\AG 07-2005
