AUBURN SCHOOL DISTRICT
EASEMENT
For and in consideration the sum of one dollar ($1.00) and other
good and valuable consideration, receipt of which is hereby
acknowledged, and for benefits to be derived by the Grantor herein,
the Grantor, Auburn School District, hereby conveys and warrants to
the City of Auburn, Grantee herein, a Municipal Corporation of the
State of Washington, its successors and assigns, a perpetual
Nonexclusive Easement for the purpose of laying, maintaining, and
installing sty--water, sewer and-~vater transmission lines and
appurtenance thereto, said real property being described as
follows:

See Exhibits"A"^attached hereto and incorporated by reference
Said Grantee has the right, at reasonable times and after giving
reasonable notice, and in exercising-all precautions to assure
safety of students and staff, enter upon said easement for the
purposes of maintenance, construction, repair or reconstruction of
the above improvements.
Said Grantor shall make every effort to not block, restrict or
impede access and egress to and from the Easement. Grantor may
fence across Easement and/or along boundaries of Easement provided
that a gate is constructed in the fence to allow Grantee access.

O This Easement shall be a covenant running with the above described
O real property and shall be binding upon the successors, heirs and
M assigns of all parties.

A sanitary sewer easement for operation, repair and maintenance, over, under and upon strips of
land being portions of the West 1/2 of the Northwest 1/4 of Section 09, Township 21 North,
Range 5, East, W.M.; EXCEPT the North 30.00 feet for SE 304th Street; AND EXCEPT the
West 30.00 feet for 116th Street SE,
said strips being 15.00 feet wide, 7.50 feet on each side of the following described centerlines:
Commencing at the Southwest corner of the above described property; Thence N 00°16'15" W,
along the east margin of 116th Ave S.E., 131.45 feet to a point point of intersection with and
existing sanitary sewer line, being 35 feet, more or less, Easterly from an existing sanitary sewer
manhole offset at approximate 116th Ave. SE centerline stationing 12+00, said intersection point
also being the True Point of Beginning;
Thence N 89°54'44" E, along said existing sewer line 51.5 feet, more or less, to an existing
sanitary sewer manhole;
Thence N 58°20'03" E, continuing along an existing sewer line, 94.9 feet, more or less, to an
existing sanitary sewer manhole hereafter designated "Manhole A";
Thence N 89°57'47" E, continuing along an existing sewer line, 252.40 feet, more or less, to an
existing sanitary sewer manhole and the terminus of this described line;
Also commencing at the above described "Manhole A", said point also being the True Point of
Beginning;
