JUDGMENT AND DECREE OF APPROPRIATION
THIS MATTER comes before this court upon the Stipulation for Entry of Judgment and
Decree of Appropriation, Order of Dismissal of Respondent First American Title Insurance
Company, and Order of Disbursement, executed by the parties. The Court has reviewed the
files and records therein. IT IS NOW HEREBY ORDERED, ADJUDGED AND DECREED as
follows:
1. Respondents John and Lorenna Tippins are entitled to Two hundred, twenty-
eight thousand, nine hundred, fifty -seven dollars and eighty -nine cents ($228,957.89) for just
compensation for the Property taken by Petitioner, Said sum shall be paid in complete
settlement of all monetary issues and claims and is inclusive of any claims for damages or
attorney fees, or other costs and expenses of Respondents.
2. Following the entry of this order, $3,957.89 of the judgment amount, which has
been tendered to the Registry of the Court by Petitioner, will be disbursed to King County for
application to the property tax obligation for the Property, property tax account number
281500002007.
3. Following the entry of this order, the remaining sum of the judgment amount,
which has been tendered to the Registry of the Court by Petitioner, will be disbursed to Wells
Fargo Financial Washington 1 Inc. and Wells Fargo Bank, N.A. for application to release the
liens secured by the Deeds of Trust recorded at King County Recorder's file numbers
20080326000901 and 20060707000430.
4. The Clerk of the Court is hereby directed to distribute all funds so deposited and
held in this matter to Respondents King County, Wells Fargo Financial Washington I Inc., and
Wells Fargo Bank, N.A,, in accordance with and subject to statutory requirements and the order

5. A Decree of Appropriation is hereby entered transferring to Petitioner the fee
simple ownership, free of any monetary liens or encumbrances, of the Property, as described in
the full legal description attached as EXHIBIT A, and incorporated by this reference.
6. The City shall record a copy of this Judgment and Decree of Appropriation in the
Office of the King County Recorder.
7. Each party shall bear its own fees and costs associated with this action.
ORDER OF DISMISSAL
Respondent First American Title Insurance Company is hereby dismissed from this
cause of action on the grounds and for the reason that the party no longer has an interest in the
Property.
ORDER OF DISBURSEMENT
Upon entry of Judgment, the Clerk of the Court shall disburse the sum of $3,957.89 for
real property taxes and fees owing on tax parcel 281500- 002 -07 through December 4, 2014, and
made payable to the Icing County Treasury, noting the tax parcel number, #281500- 0020 -07,
and delivered to King County Treasury, attention. Ms. Carol Hutchinson, at 500 Fourth Avenue,
Room 600, Seattle, WA 98104.
Upon entry of this Judgment, the Clerk of the Court shall disburse the remaining amount
of the funds payable to the order of Wells Fargo Home Mortgage. The Clerk of the Court shall
mail the check as follows:
