AN ORDINANCE OF THE CITY OF AUBURN, WASHINGTON, PROVIDING FOR THE REZONING OF
CERTAIN PROPERTY LOCATED ON A PARCEL OF LAND ON THE WEST SIDE OF
HOWARD ROAD APPROXIMATELY 250 FEET NORTH OF 21ST STREET SOUTHEAST,
AKA 2015 HOWARD ROAD, WITNIN THE CITY OF AUBURN, WASNINGTON, CHANG-
,nJ ING THE ZONING CLASSIFICATION THEREOF FROM C-1 TO C-3.

~ WHEREAS, a petition has been submitted to the Council of the City of

Auburn, Washington, by JOHN D. WADKINS, requesting the rezoning of the real property
r- hereinafter described in Section 1 of this Ordinance, which petition was dated
November 11, 1975; and
WHEREAS, said request above referred to, was referred to the Planning
Corrmission by the Auburn City Council for study and public hearing thereon; and
WHEREAS, the Planning Commission held a public hearing to consider said
petition in the City Hall of the City of Auburn, at 8:00 P.M. on January 6, 1976,
at the conclusion of which the Commission recommended the approval of the rezoning
of the said property; and
WHEREAS, the City Council of the City of Auburn held a public hearing in
the City Hall of the City of Auburn at 8:00 P.M. on March 1, 1976, at which time
the Council tabled the proposal. On March 15, 1976, at a regular City Council
meeting, the Council concurred with the recommendations of the Planning Commission
as hereinabove stated;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. That the following described property located on the west side
of Howard Road, approximately 250 feet north of 21st Street Southeast and known as
2015 Moward Road, situate in the City of Auburn, County of King, State of Washington,
be and the same is hereby rezoned from C-1 (Light Comnercial) to C-3 (Heavy
Corrmerci al ) , to-wi t:
That portion of Government Lot 11, Section 19-21-5 commencing
at the intersection of the North margin of South 348th Street
and the Southwesterly margin of SSH 5-M; thence North 43°21'17"
North 270 feet to the True Point of Beginning; thence South 38°
01'10" West 110 feet; thence 43°02'17" West parallel to said
Southwesterly margin 120 feet; thence North 38°O1'10" East 110
feet on a line parallel with the Southeasterly line to a point
on the Southwesterly margin of said S.R. 5-M; thence South 43°
02'17" along said Southwest line margin of SSH 5-M 120 feet ta
the Trrae Point of Beginning, situate in the City of Auburn,
County of King, State of Washington.

Section 2. That no outside storage of materials or products be permitted
unless they are stored within a completely fenced area. Said fence to be a
minimum of six (6) feet in height and shall be so constructed to screen the stored
n1 materials from the adjacent streets and/or properties.

City of Auburn encompassing this zoning use classification change, which amendment

~ Section 4. That the City Clerk of the City of Auburn, is hereby authorized
and directed to file a certified copy of this Ordinance with the King County
Auditor's Office.
Section 5. That this Ordinance shall take effect and be in force five (5)
days from and after its passage, approval and publication, as provided by law.
