AN ORDINANCE OF THE CITY OF AUBURN, WASHINGTON, AMENDING THE
OFFICIAL ZONING MAP AND ZONING ORDINANCE FOR THE CITY OF
AUBURN, WASHINGTON, PURSUANT TO THE PROVISIONS OF R.C.W.
CHAPTER 35A.63 OF THE LAWS OF THE STATE OF W,~SHINGTON AND
DIRECTING THAT THIS ORDINANCE BE FILED WITH TH]~ AUBURN CITY
CLERK AND BE AVAILABLE FOR PUBLIC INSPECTION.

WHEREAS, the City adopted the Auburn Adventist Academy
Plan by Resolution No. 2254; and
WHEREAS, in order to implement said Plan the Zoning Map
8

and Zoning Code need to be amended; and
WHEREAS, pursuant to RCW 35A.63.100 the City initiated an
"Area Wide" zoning to amend the Zoning Map as well as
13
initiated an amendment to the Zoning Ordinance; and
14
WHEREAS, a draft Area Zoning Map and Zoning Ordinance
Amendment was proposed by the Planning & Community Development

Department; and
WHEREAS, the draft Area Zoning Map and Zoning Ordinance
were transmitted to the Planning Commission on September 4,

1991; and
WHEREAS, the environmental impacts of the draft Area
Zoning Map were considered in accordance with the procedures
of the State Environmental Policy Act; and
WHEREAS, after proper notice published in th,¡! City's
official newspaper at least ten (10) days prior to:> the date of
hearing the Auburn City Planning Commission at a public

meeting on October 8, 1991 conducted a pUblic healring on the
draft Area Zoning Map and Zoning Ordinance Amendment; and
WHEREAS, at said hearing the Auburn City Pla.nning
Commission heard pUblic testimony and took evidence and
exhibits into consideration of said draft Area Zc'ning Map and

Zoning Ordinance Amendment; and

WHEREAS, the Auburn city Planning Commission. recommended
9
approval of the draft Area Zoning Map and Zoning Ordinance
Amendment and transmitted a copy of its recommendations to the
Auburn City Council; and
WHEREAS, after proper notice published in the City's
official newspaper at least ten (10) days prior to the date of

hearing the Auburn City council at a public meeting on
November 4, 1991 conducted a pubic hearing on the draft Area
16
Zoning Map and Zoning Ordinance Amendment; and
17
WHEREAS, at said hearing the Auburn City Council heard
public testimony and took evidence and exhibits into
consideration of said draft Area Zoning Map and Zoning
Ordinance Amendment.

NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN,
WASHINGTON, DO ORDAIN AS FOLLOWS:

Section 1. The aforementioned Area Zoning Map attached as
Exhibit "A" is hereby adopted and approved and it is herewith

directed that it be filed along with this Ordinance with the
Auburn City Clerk and be available for public im3pection.
section 2. The aforementioned Area Zoning amends the
7
existing Official Zoning Map designated as the Comprehensive
8
Zoning Map of the City of Auburn.

section 3. The following note shall appear on the
official City of Auburn Zoning Map:
"Please see the Academy Plan, as adopted
by Resolution No. 2254, for restrictions
on the types and locations of uses t:hat
14
may occur within the Academy Spec:ial
15
Planning Area.
All permits and/or
approvals given by the City of Auburn must
be consistent with the Academy Plan."
Section 4. City of Auburn Comprehensive Zoning Ordinance
No. 4229, adopted June 1, 1987 and codified as Title 18 of the
Auburn City Code is hereby amended to include "Duplexes" in
Section 18.44.030(B) (7) entitled "Uses requiring permit... The
amended section 18.44.030(B) (7) is attached hereto as Exhibit
"B" and incorporated herein.

Section 5. The Mayor is hereby authorized t;o implement

such administrative procedures as may be necessary to carry
4
out the directions of this legislation.

section 6. This Ordinance shall take effect. and be in
6
force five days from and after its passage, apprc,val and
7
pUblication as provided by law.
