property hereinafter described in section 2 of the Ordinance;
and

WHEREAS, said request above referred to, was referred to
the Hearing Examiner for study and public hearing thereon; and
WHEREAS, the Hearing Examiner, based upon staff review,
held a public hearing to consider said petition in the Council
Chambers of the Auburn city Hall, on October 28, 1992, at the
conclusion of which the Hearing Examiner recommended the
approval of the rezoning of said property baE,ed upon the
following Findings of Fact and Conclusions of Law:
FINDINGS OF FACT
1. The applicants, David and Donna Stratton, t:hrough their
agent, Brent Banks, applied for a rezone, of certain
property from SE, suburban estates, to M-1, light
industrial.
2. The sUbject property is located at 2703 West Valley
Highway. It is currently zoned SE, suburban estates,
because the property is not part of the ci t:y of Auburn.
The property is part of a petition for annexation.

5. Surrounding zoning and land uses in the vicinity include
SE, suburban estates, to the north and west with existing
land uses being utility transmission lines. Land to the
north and west is designated for open spacl3 uses. Land
to the south and east is already zoned M-1, light
industrial, and is utilized for industrial uses. The
Comprehensive Plan designates the land to 'the south and
east for light industrial uses.
6. Approximately 1.75 acres of the site is relatively flat.
The remaining portion of the site is encumbe,red by slopes
and utility transmission easements.
7. The property will be provided with access and utilities
from the West Valley Highway. The West Valley Highway is
a designated arterial. That portion of th'3 West Valley
Highway which abuts the site is not constructed to the
City's arterial standards. When the develc)pment of the
property occurs, the City Ordinance will require "half"
street construction for that portion of West Valley
Highway which abuts the site.

NOW, THEREFORE, THE CITY COUNCIL OF THE CI'rY OF AUBURN,
WASHINGTON, DO ORDAIN AS FOLLOWS:

Ordinance.

A rezone from SE (Suburban Es1:ates) to M-1
(Light Industrial), located at 2703 West Valley Highway,
situate in the City of Auburn, County of King, State of
Washington, is hereby approved and is legally described as
follows:
The South 1/2 of the Northeast 1/4 of the
Southeast 1/4 of the Southeast 1/4 of
section 2, Township 21 N., R 4 E. W.M., in
King County, Washington.
section 3. Upon the passage, approval and publication of
this Ordinance as provided by law, the City Clerk of the City
of Auburn shall cause this Ordinance to be recorded in the
office of the King County Auditor, Division of Records and
Elections.

such administrative procedures as may be neces!;ary to carry
out the directions of this legislation.
