3 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF AUBURN,
WASHINGTON, APPROVING THE FINAL PLAT OF LAKELAND HILLS

DIVISION NO. 10, A 39-LOT SINGLE-FAMILY SUBDIVISION LOCATED
5 WITHIN LAKELAND HILLS, WITHIN THE CITY OF AUBURN, WASHINGTON,
ACCORDING TO THE PLAT ON FILE WITH THE CLERK OF THE CITY OF
6 AUBURN.

8 WHEREAS, at the regular meeting of the Auburn City
9 Council held on January 21, 1997, the Auburn City Council
10
approved the Final Plat of LAKELAND HILLS DIVISION NO. 10,

Application No. PLT0005-90, based on the following:

1. The Final Plat as submitted is in compliance
17 with the Preliminary Plat approved by
Resolution No. 2640 and all applicable
18 conditions have been met. Lakeland Hills
19 Division No. 10 is ~a 39-1ot single-family
subdivision located n~rth of Evergreen Way and
20 easterly of Olive Ave. SE.
2! 2. The Final Plat is in compliance with the Zoning
22 and Land Division Ordinance and is consistent
with the City's engineering standards.

CONCLUSIONS OF LAW

1. The Final Plat is in compliance and in
3 conformity with applicable Zoning and Land
Division Ordinances and other applicable land

use controls.

2. The Plat is consistent with the Comprehensive
6 Plan.

3. The Plat meets the requirements of ~Chapter
8 58.17 RCW.
9 CO~-DITIONS

]1 1. Lot 12 remain undeveloped until such a time as
a road loop to the north or east is completed.

2. The developer construct a temporary gravel turn
around in the Perry Avenue and Quincy Avenue
14 right-of-way by no later than April 1, 1997.
]5 Based on the foregoing Findings of Fact and Conclusions,
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN,
WASHINGTON, DO ORDAIN AS FOLLOWS:

~ The Plat of Lakeland Hills, Division No. 10,
20 a 39-1ot single-family subdivision located north of Evergreen
Way and easterly of Olive Ave. SE., within the City of Auburn,

Washington, which Plat is on file with the City Clerk of the

City of Auburn, and which plat is legally described on the

face of the Final Plat and attached as Exhibit "A", is hereby

approved.
4 ~ Pursuant to RCW 58.17.170, the final plat
5 conforms to all terms of the preliminary plat approval and
complies with all requirements of Chapter 58.17 RCW and

applicable state and local laws.

~ Upon the passage, approval and publication of
9
10 this Ordinance as provided by law, the City Clerk of the City
of Auburn shall cause this Ordinance to be recorded in the
]2 office of the King County Auditor.
~ The Mayor is hereby authorized to implement
]5 such administrative procedures as may be necessary to carry
out the directives of this legislation.
!7 ~ This Ordinance shall take effect and be in
!8 force five (5) days from and after its passage, approval and

publication, as provided by law.
