AN ORDINANCE OF THE CITK OF AUBURN, WASHINGTON PROVIDING FOR THE REZONING OF
A PARCEL OF LAND.10 ACRES IN SIZE LYING ON THE EAST SIDE OF "K" STREET
S.E. IN THE 4300 BLOCK, WITHIN THE CITY OF AUBURN, WASHINGTON, CNANGING
THE ZONING CLASSIFICATION THEREOF FROM UNCLASSIFIED TO R-21WITH A
CONDITIONAL USE PERMIT FOR CLUSTER HOUSING.
WHEREAS, a petition dated August 11, 1981, has been submitted to the
Council of the City of Auburn, by LLOYD TONKIN, requesting the rezoning of
property zoned Unclassified to R-2, on a parcel of•land 10 acres in size
located on the east side of "K" Street S.E. in the 4300 block, within the City
of Auburn, which property hereinafter described in Section 1 of this
Ordinance; and :
WHEREAS, said request above referred to was referred to the Planning
Commission by the Auburn City Council for,study and public hearing thereon;
and .
WHEREAS, the Planning Commission held a public hearing to consider said
petition in the Council Chambers.of the Auburn City Hall, on September 9,
1981, at 7:30 P.M., at which time the matter was tabled; and
WHEREAS, the Planning Commission held a public hearing to consider said
petition in the Council Chambers of the Auburn City Hall, on November 3, 1981,
at the conclusion of which the Planning Cortrtnission recommended the approval of
the rezoning of the.said property.
WHEREAS, the City Council of the City of Auburn', held a public hearing
in the Council Chambers of the Auburn City Hall, at 8:00 P.M. on January 4,
1982, at which time the City Council concurred with the recommendations of the
Planning Commission as hereinabove stated.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. That the following described property zoned from Unclassified
be rezoned to R-2 (Single-Family)°with a Conditiona;l.Use.Permit be granted for

the construct.ion of cluster housing on a parcel of land 10 acres in size lying
on the east side of "K" Street;S.E.{in the 4300;block, situate in the City of
. . ;
Auburn, County of King, State of Washington, to-wit:
A portion of the southeast quarter of the northwest quarter of the
northeast quarter of Section 31, Township 21 North, Range 5 East,
W.M., City of Auburn, County of King, State of Washington.

in accordance with the plot pl:ans and exterior elevations for said development '
submitted with the request for R-2 with a Conditional Use Permit, a copy of
which is attached hereto, designated as Exhibit "A" and be this reference made
a part hereof as though set forth in full herein. Section 2. That the site plan be revised to meet the minimum requirements
of the proposed R-TH:.(Townhouse).classification.
Section 3, That the public street running between "K" Street S.E. and the
.Skyview plat have.a grade of 10% unless a variance is granted by the Street
Committee for grades not to exceed 12%.
Section 4. That public improvements shall conform to all requirements
of the P.ublic Works Department..
Section 5. That the streets running through the deyelopment have a'
60-foot right-of-way: Section 6. The Planning Director of the City of.Auburn, Washington, is
. hereby.autfiorized and directed to file a certified copy of this Ordinance with ,
the King County Auditor.
. Section 7. This Ordinance shall take effect and be in force five,(5) days
f.rom and'after its passage, approval and publication, as provided.by law.
