AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF AUBURN,
WASHINGTON, APPROVING THE FINAL PLAT OF LAKELAND HIGHLANDS
LOCATED IN KING COUNTY IN LAKELAND HILLS WITHIN THE CITY OF AUBURN,
WASHINGTON.
WHEREAS, at the regular meeting of the Auburn City Council held on November
28, 2001, the Auburn City Council approved the Final Plat of Lakeland Highlands
subdivision, Application No. PLT98-0002, based on the following:

FINDINGS OF FACT

1. Noorjack LLC has requested final plat approval of the Lakeland
Highlands subdivision, previously known as Lakeland 56, all
o applicable conditions have been met. Lakeland Highlands
subdivision, is a 33 lot single-family subdivision located in King
o County, within the City of Auburn.
2. The Final Plat is in compliance with the Zoning and Land Division
Ordinance and is consistent with the City's engineering standards.
The applicant has posted a bond in the amount of $249,000
performance bond to cover the remaining construction costs of the
water system, the sewer system, storm drainage, the pedestrian
connection and streets.
3. The City Engineer has reviewed and approved said bond and
has issued a certificate of improvements for the final plat.
CONCLUSIONS OF LAW
1. The Final Plat is in compliance and in conformity with applicable
Zoning and Land Division Ordinances and other applicable land
use controls.

2. The Plat is consistent with the Lakeland Planned Unit
Development.
3. The Plat meets the requirements of Chapter 58.17 RCW.
Based on the foregoing Findings of Fact and Conclusions, the final plat is hereby
approved.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN,
WASHINGTON, DO ORDAIN AS FOLLOWS:
Section 1. Purpose. Lakeland Highlands subdivision, is a 33 lot single-family

subdivision located at the between 51St Avenue and Nathan Loop, within the City of

CM Auburn, King County, Washington, which Plat is on file with the City Clerk of the City of
Auburn, and which plat is legally described on the face of the Final Plat and setforth in

C, Exhibit "A", is attached hereto and incorporated herein by this reference.

V ' Section 2. Pursuant to RCW 58.17.170, the final plat with corrections conforms
to all terms of the preliminary plat approval and complies with all requirements of
Chapter 58.17 RCW and applicable state and local laws.
Section 3. Constitutionality or Invalidity. If any section, subsection clause
or phase of this Ordinance is for any reason held to be invalid or unconstitutional such
invalidity unconstitutionality shall not affect the validity or constitutionality of the
remaining portions of this Ordinance, as it is being hereby expressly declared that this
Ordinance and each section, subsection, sentence, clause and phrase hereof would
have been prepared, proposed adopted and approved and ratified irrespective of the

fact that nay one or more section, subsection, sentence, clause or phase be declared
invalid or unconstitutional.
Section 4. Upon the passage, approval and publication of this Ordinance as
provided by law, the City Clerk of the City of Auburn shall cause this Ordinance to be
recorded in the office of the King County Auditor.
Section 5. Implementation. The Mayor is hereby authorized to implement
such administrative procedures as may be necessary to carry out the directions of this
� legislation.
Section 6. Effective Date. This Ordinance shall take effect and be in force five

(5) days from and after its passage, approval and publication, as provided by law.

A portion of the southeast quarter of Section 31,
Township 21 North, Range 5 East, Willamette Meridian,

Beginning at the 1979 King County monument at the
