LEGAL DESCRIPTION
A parcel of land in the Southeast quarter in Section 12, Township 21
North, Range 4 East, W.M., in King County, Washington lying southerly of
15th Street N.E./N.W. in the City of Auburn and being a portion of that
certain easement for slopes and drainages and public utilities as described
under King County Recording Number 7208290367; said parcel described as
follows:
Commencing at a brass cap monument at the intersection of "A" Street
N.E. and said 15th Street from which a brass cap monument at the
intersection of said 15th Street and Auburn Way North bears South 89°30'25"
East, a distance of 1799.04 feet; thence North 89°30'25" West, along the
centerline of said 15th Street, a distance of 160.89 feet; thence
continuing along said centerline on a 1900-foot radius tangent curve to the
right with a central angle of 16°13'41", an arc distance of 538.14 feet;
thence leaving said centerline. South 16°43'16" West radially, a distance
of 120.10 feet to an angle point in said easement and the True Point of
Beginning; thence along the margin of said easement North 75°08'22" West, a
distance of 73.59 feet to the proposed East right-of-way line of "B" Street
N.W., said point being 71.00 feet east of, when measured at right angles
from the East right-of-way line of the Burlington Northern Railway; thence
North 00°40'51" East along said proposed "B" Street East right-of-way line,
a distance of 7.17 feet; thence South 78°04'52" East, a distance of 68.17
feet; thence South 75°41'43" East, a distance of 78.17 feet to said
easement margin; thence North 84°07'18" West along said easement margin, a
