INGRESS EGRESS AND UTILITY EASEMENT
The undersigned, PIKE STREET CAPITAL. LLC, A WASHINGTON LIMITED LIABILITY COMPANY,
hereinafter referred to as "Grantor", for and in consideration of MUTUAL BENEFITS, the receipt of which is
hereby acknowledged, hereby grants. conveys and warrants to PIKE STREET CAPITAL, LLC. A WASHINGTON
LIMITED LIABILITY COMPANY, hereinafter referred to as "Grantee", for the purposes herein set forth, an
easement over, across and upon the following described real property situate in King County, Washington, the Legal
Description of which is attached as EXHIBIT A and incorporated herein by reference.
1. PURPOSE: This easement shall be for the non exclusive use of the hereinafter described property of the
Grantee, the Legal Description of which is attached as EXXHIBIT B and an exhibit map is attached as F-W11BIT C and
incorporated herein by reference, for the purpose of providing ingress, egress and utilities to said property,
2. ACCESS: Grantee shall have the right of access to and over the easement hereinabove granted to enable
Grantee to exercise their rights hereunder, provided that Grantee shall compensate Grantor for any damage to the
property caused by the exercise of said right of access.

3. GRANTOR'S USE OF EASEMENT : Grantor reserves the right of use of the easement property for any purpose
not inconsistent with the tights herein granted, provided that Grantor shall not construct or maintain any building or
other structure on any portion of the easement hereinabove granted, unless with the prior written consent and
approval of Grantee and/or their assigns.
4. INDEMNITY: By accepting and recording this easement, Grantee agrees to indemnity and hold harmless
Grantor from any and all claims for damages suffered by any person which may be caused by Grantee's exercise of
the rights herein granted, provided that Grantee shall not be responsible to Grantor for any damages resulting from
injuries to any person caused by the acts or omissions of Grantor.
5. SUCCESSORS AND ASSIGNS: It is further understood and agreed by the parties hereto that the rights and
obligations of the parties granted herein shall inure to the benefit and be binding upon their respective successors
and assigns.
