WITNESSETH: That the said Grantor for valuable consideration does by these presents grant unto the Grantee a perpetual right-of-way or easement for sewer mains with the necessary appurtenances through, over and across the following described property situated in King County, Washington. The North 20 feet of the West 100 feet SE 1/4 of the NW 1/4 of SA1M' tt-D- , Townshi W.-M., lying Easterly of the Easterly margin delineated on that certain Washington State of-way drawing SR 167 MP 13.66 to MP 17.42, S. 285th St., sheet 7 of 30 sheets, bearing 12, 1969 and revised September 25, 1969. of that portion of the p 21 North, Range 4 East, of Frontage Road as Highway Commission right- Auburn: 17'_h St. SW to date of approval June TOGETHER WITH a temporary construction easement described as the North 50 feet of the West 115 feet of the said portion of the SE 1/4. That said Grantee shall have the right without prior institution of any suit or proceeding at law, at times as may be necessary, to enter upon said property for the purpose of constructing, repairing, altering, or reconstructing said Sewer Main, or making any connections therewith, without incurring any legal obligation or liability there- for; provided that such constructing, repairing, altering, or recon- structing of said.Sewer Main shall be accomplished in such a.manner that the private improvements existing in this right-of-way shall not be disturbed or destroyed, or in the event they are disturbed or destroyed, they will be replaced in as good a condition as they were immediately before the property was entered upon.by the Grantee. The Grantor shall retain the right to use the surface of said easement, so long as said use does not interfere with the installa- tion and maintenance of the Sewer Main and so long as no permanent buildings or structures are erected on said easement.
