For and in consideration the sum of one dollar ($1.00) and other
good and valuable consideration, receipt of which is hereby
acknowledged, and for benefits to be derived by the Grantor herein,
the Grantor, Auburn School District, hereby conveys and warrants to
the City of Auburn, Grantee herein, a Municipal Corporation of the
State of Washington, its successors and assigns, a perpetual
Nonexclusive Easement for the purpose of laying, maintaining, and
installing ste-ral water,-sa g -ate water transmission lines and
appurtenance thereto, said real property being described as
follows:

Said Grantee has the right, at reasonable times and after giving
reasonable notice, and in exercising all precautions to assure
safety of students and staff, enter upon said easement for the
purposes of maintenance, construction, repair or reconstruction of
the above improvements.
Said Grantor shall make every effort to not block, restrict or
impede access and egress to and from the Easement. Grantor may
fence across Easement and/or along boundaries of Easement provided
that a gate is constructed in the fence to allow Grantee access.
This Easement shall be a covenant running with the above described
real property and shall be binding upon the successors, heirs and
assigns of all parties.

A water main easement for operation, repair and maintenance, over, under and upon strips of land being portions
of the West 1/2 of the Northwest 1/4 of Section 09, Township 21 North, Range 5, East, W.M.; EXCEPT the
North 30.00 feet for SE 304th Street; AND EXCEPT the West 30.00 feet for 116th Street SE;
said strips being 15.00 feet wide, 7.50 feet on each side of the following described centerlines:
Commencing at the Southwest corner of the above described property
Thence N 00'16'15" W, along the east margin of 116th Ave S.E. 144.7 feet, more or less, to a point of
intersection with an existing water main, said point being approximately offset from 116th Ave. SE centerline
