WITNESSETH: That the said Grantor for valuable consideration does by these presents grant unto the Grantee a perpetual right-of-way or easement for sewer mains with the necessary appurtenances through, over and across the following described property situated in King County, Washington. The south 10 feet of that portion of the SE 1/4 of the SE 1/4 of Section 11, Township 21 North, Range 4 East, W.M., lying Easterly of the Easterly margin of SR 181 (West Valley Highway); also The South 10 feet of the West 59.75 feet of the SW 1/4 of the SW 1/4 of Section 12, Township 21 North, Range 4 East, W.M.; also The North 10 feet of that portion of the NE 1/4 of the NE 1/4 of Section 14, Township 21 North, Range 4 East, W.M., lying Easterly of the Easterly margin of SR 181 (West Valley Highway); TOGETHER WITH temporary construction easements described as follows: The South 30 feet of that portion of the said SE 1/4 of the SE 1/4 of Section 11, lying Easterly of the Easterly margin of SR 181 (West Valley Highway); also The South 30 feet of the said West 59.75 feet of the SW 1/4 of the SW 1/4 of Section 12; also The North 30 feet of that portion of the said NE 1/4 of the NE 1/4 of Section 14, lying Easterly of the Easterly margin of SR 181 (West Valley Highway). Said temporary construction easement shall remain in force during construction and until such time as the sewers and appur- tenances have been accepted for maintenance and operation by the City of Auburn. Deputy . w That said Grantee shall have the right without prior /be stitution of any suit or proceeding at law, at times as may necessary, to enter upon said property for the purpose of nstructing, repairing, altering, or reconstructing said Sewer in, or making any connections therewith, without incurring any legal obligation or liability therefor; provided that such con- strutting, repairing, altering or reconstructing of said Sewer Main shall be accomplished in such a manner that the private improvements existing in this right-of-way shall not be disturbed or destroyed, or in the event they are disturbed or destroyed, they will be replaced in as good a condition as they were immedi- ately before the property was entered upon by the Grantee. The Grantor shall retain the right to use the surface of said easement, so long as said use does not interfere with the installation and maintenance of the Sewer Main, and so long as no permanent buildings or structures are erected on said easement.
