THIS INSTRUMENT made this day of 19�
by and between REGENCY DEVELOPMENT
hereinafter called "Grantor" and CITY OF AUBURN , a
municipal corporation of King County, State of Washington, hereinafter
called "Grantee":
WITNESSETH:
That said Grantor, for and in consideration of the sum of $ 0.00 ,
to him in hand paid by the said Grantee, and other valuable consideration,
receipt of which is hereby acknowledged, does by these presents
grant, bargain, sell, convey, and confirm forever unto the said Grantee,
its successors and/or assigns, a right-of-way or easement for
sanitary sewer
with necessary appurtenances over, through, across, and upon the
following described property situated in King County, Washington,
more particularly described as follows:
The west 25.00 feet of the north 210.00 feet of City of Auburn Short
Plat #SP-33-79 Revised as recorded under Auditor's File #8004290371,
records of King County, Washington.
The west line of said west 25.00 feet being the same as and/or the
extension of the northerlymost west line of said Short Plat, being
portions of Lots 1, 2, and 4 of said Short Plat.

The said Grantee shall have the right, without prior institution of
suit or proceeding at law, at times as may be necessary, to enter upon
said property for the purposes of constructing, repairing, maintaining,
alte.ring, reconstructing, or extending said sanitary sewer
easement or making any connections therewith without
incurring any legal obligation or liability therefrom;. also all lands
adjoining said easements shall be subject to the temporary use of
necessary equipment and personnel that may be deemed necessary

to accomplish any of the heretofore described rights; provided that
such constructing, repairing, maintaining, altering,_ reconstructing,
or extending. of said. sanitary sewer easement
shall be accomplished in such a manner that the
private improvements existing in this right-of-way shall not be
disturbed or destroyed or, in the event they are disturbed or destroyed,
they shall be replaced in as good a condition as they were immediately
before the property was entered upon by the Grantee.
The Grantor shall retain the right to use the surface of said
easement so long as said use does not interfere with the installation
and maintenance of the sanitary sewer easement
and so long as no permanent buildings or structures
are erected on said easement. Also, there shall be no placement of
trees within said right-of-way.

This easement shall be a covenant running with the land forever
and shall be binding on the Grantor's successors, heirs, and assigns.
