This easement is granted with the understanding that the Grantee shall provide a 15 foot flat gravel surface measured south from the north property line of the Thormod property, between West Valley Highway and the 30 inch sanitary sewer. This gravel surface shall be up to, but not over, Mill Creek. An additional 5 foot permanent easement shall be given to the grantee for this purpose.
