corporation of the State of Washington, hereinafter termed "Grantor".

That portion of the East half of the East half of the East half of the South-
west quarter of the Southwest quarter of Section 21, Township 21 North, Range
5 East, W.M., described as follows:
Beginning at the intersection of the East line of said subdivision with the
centerline of Primary State Highway No. 5;
Thence South 0°41'00" West along the East limn cf said subdivision
670.72 feet to the Southeast corner of said subdivision;
Thence North 89°35'29" blest along the South line of said subdivision 40.00 feet;
Thence North 0°41'00" East 670.72 feet to the centerline of said Primary State
Highway No. 5;
Thence South 89°44'17" East along said centerline to point of beginning;
EXCEPT right-of-way for said Primary State High,.-iay No. 5;
Situate in City of Auburn, County of King, State of Washington;
TOGETHER WITH an easement for ingress, egress and utilities over, across and
under the following property:
Commencing at the Southwest corner of the Southwest quarter of the Southeast
quarter of the Southwest quarter of Section 21, Township 21 North, Range 5

Said Grantee shall have the right without prior institution of any suit or
proceeding at law, at such times as may be necessary, to enter upon said easement
for the purpose of constructing, maintaining, repairing, altering or reconstructing
said sewer and water mains, or making any connections therewith, without
incurring any legal obligation or liability therefore; provided.that such shall be
accomplished in a manner that existing private improvements shall not be distrubed
or destroyed, or in the event that they are disturbed or destroyed, they will be
GO replaced in as good a condition as they were immediately before the property was

entered upon by the Grantee.

0 The Grantor shall retain the right to use the surface of said easement
if such use does not interfere with installation or maintenance of the sewer and
water mains. However, the Grantor shall not erect buildings or structures on
the easement.
This easement shall be a covenant running with the land and shall be
binding on the successors, heirs, and assigns of both of the parties hereto.
