For and in consideration of and
other good and valuable consideration in hand paid, receipt of
which is hereby acknowledged, and for benefits to be derived by
the Grantor herein, Grantor Mueller Development Com~a,az~hereby
conveys and warrants to the City of Auburn, a Municipal
Corporation of the State of Washington, its successors and
assigns, a perpetual nonexclusive easement under, over, through
and across the following described land for the purpose of
laying, maintaining, and installing sanitary sewer lines
AND APPURTENANCES THEREOF, said land being described as follows:
SEE EXHIBIT "A", ATTACHED HERETO AND BY THIS REFERENCE
MADE A PART HEREOF.
Said Grantee shall have the absolute right, at times as may be
necessary to enter upon said easement for the purpose of
maintenance, construction, repair or reconstruction of the above
improvements without incurring any legal obligation of liability
therefor; provided that such maintenance, construction, repair
or reconstruction shall be accomplished in such a manner that the
private improvements existing in the easement (which shall only
be normal shrubs and other landscaping, and not significant
trees) shall not be disturbed or destroyed, or in the event they
are disturbed or destroyed said normal shrubs and landscaping
will be replaced in as good a condition as they were immediately
before the property was entered upon by the Grantee.
pC Said Grantor shall not in any way block, restrict or impede
ti access and egress to or from said easement and/or in any way
C~ block, restrict or impede full use of the land within the above
Q) described easement by said Grantee. Said Grantor may fence
N across said easement and/or along the boundaries of said easement
provided that a gate is constructed in said fence. Said gate
shall be of sufficient length and location to allow the Grantee
Q% full use of, and access and egress to and from the land within
the above described easement. If said gate is to be locked, keys
shall be provided to the Grantee.
Said Grantor shall not construct any permanent structures, except
approved carports, within a distance of TEN FEET from the
boundary of said easement and/or any permanent structures which
would limit the overhead clearance to less than FOURTEEN FEET,
unless otherwise approved by the City Public Works Director.
Said Grantor reserves the right to use the easement area for any
rM, and all purposes not inconsistent with the easement herein
granted, and reserves the right to relocate said easement and the
above utilities, all at Grantor's expense, subject to the
W approval of the City Public Works Director, in the event said
easement interferes with any future improvements to be located on
Grantor's property.

This easement shall be a covenant running with the land and shall
be binding on the successors, heirs and assigns of all parties
hereto.

SANITARY SEWER EASEMENT
A strip of land 15.00 feet in width, over portions of the north half of the southwest
quarter of the southeast quarter and of the southeast quarter of the southwest quarter of
Section 21, Township 21 North, Range 5 East, W.M., in King County, Washington, said strip
of land having 7.50 feet on each side of the following described centerline:
Commencing at the south quarter corner of said Section 21; from which point, the south-
west corner of said Section bears N89'36' 18"W; thence N00'21' 13"E, along the north-south
center of section line of said section, a distance of 657.22 feet to the southwest corner
of the north half of the southwest quarter of the southeast quarter of said Section 21;
thence S89°23'40"E, along the south line of said north half, 170.13 feet; thence
N00°36'20"E 86.68 to the TRUE POINT OF BEGINNING of the herein described centerline;
thence N80035'45"W 228.00 feet; thence N54'06'30"W 95.53 feet to a point hereinafter re-
ferred to as point "A"; thence continuing N54'06130"W 194.47 feet; thence N62' 19'23"W
94.49 feet; thence S27'17'34"W 74.16 feet; thence SO0°26'58"W 178.15 feet; thence
S38°18'25"W 83.21 feet, more or less, to the northeasterly margin of the Auburn-Enumclaw
Highway (P.S.H. #5);
And BEGINNING at aforesaid point "A"; thence S00'57'31"W 280.00 feet to the terminus of
the herein described centerline.
The sidelines of said strip shall be extended or shortened as required to meet at angle
points, road margins and subdivision lines as described above.
