Said Grantor shall make every effort to not block, restrict or impede access and egress to and from the Easement. Grantor may fence across Easement and/or along boundaries of Easement provided that a gate is constructed in the fence to allow Grantee access. This Easement shall be a covenant running with the above described real property and shall be binding upon the successors, heirs and assigns of all parties.
