Crabtree, his wife ('+Crabtree"), for and in valuable consideration, receipt of which is hereby acknowledged, and in connection with developing and platting a 1266-plus-acre tract of land owned by Crabtree, commonly known as Lakewood Hills, convey and quit claim to the City of Auburn, a municipal corporation, and Puget Sound Power & Light Company, a Washington corporation, a nonexclusive easement over, across and under the real property located in the State of Washing- ton, County of King, the legal description of which is attached hereto as Exhibit "J" and by this reference incorporated herein. This easement shall automatically terminate on the sooner of a) the completion of the vacation by the City of Auburn of the property commonly known as the "Old Right-Of-Way" or the "Lakeland Hills Right-Of-Way Vacation Parcel" and the execution of the quit claim deed by Crabtree conveying to the City of Auburn the property described in Exhibit "J", all in connection with the Oravitz Road realignment; or b) one year from the date hereof.
