Section 02810 - Irrigation 1.03 DEFINITION OF TERMS A. The term "General Contractor" as used in this Specification Section to refer to General Contractor for project as selected by Owner. 1.04 SUBMITTALS A. Three (3) copies of all submittals to Owners representative for review and approvals. B. Prior to purchasing any materials, submit a list of all materials. C. Within 30 days of award of Contract, submit documentation that all specified plant materials have been ordered and secured. Protect trees during transport by tying in branches and covering all exposed branches. 2. Protect sod during delivery from drying out or becoming contaminated. 3. Fertilizers to be in original unopened labeled containers, each bearing the manufacturers guaranteed analysis. 4. Pesticides and herbicides to be in original unopened containers labeled with Environmental Protection Agency and State registration number and manufacturer's registered uses. 5. Acceptance of plant material with be after delivery to the site and verification of undamaged conditions. 6. Deliver ail plants with legible identification nursery labels. a. Label trees, bundles of like shrubs, perennials, and groundcovers. b. State correct plant name and size. c. Use durable waterproof labels with water-resistant ink, which will remain for at least 60-days. B. Storage: 1. Protect plant and sod from rain, sun, and drying wind. 2. Keep fertilizers in dry storage and away from contaminants. 3. if balled and burlap trees and shrubs are on -site for more than twelve (12) hours, they must be healed in. Maintain and protect plant material not to be planted within four (4) hours in a safe, healthy, vigorous condition. Any and all plant material that is not properly stored, will be rejected. Replace the rejected material at no extra charge to the Owner. 4. Do not store pesticides and herbicides with any other landscape materials. Store in separate secure structure or vehicle. C. Handling: Protect plants and sod from injury during handling and transportation. 1.07 PROJECT SITE CONDITIONS A. Environmental Requirements: 1. Do not perform planting when ground is frozen, snow covered, muddy or in an unsatisfactory condition. 1.08 COORDINATION, SEQUENCING, AND SCHEDULING A. During the entire construction period, coordinate, sequences, and schedule all work to avoid interference with the work of other contractors. Schedule work hours, staging areas, access routes, parking, utility connections, and similar items, under the direction of Owner and General Contractor. B. Coordinate, sequence, and schedule with Owners representative for all reviews. C. Coordinate ordering of all materials immediately following General Contract award. Remove all soil lumps, rocks, vegetation and/or debris larger than 2 inches prior to placement of specified topsoil. Place 2 inches of topsoil over the subgrode and thoroughly rototill with multiple passes into the top 6 inches of subgrade for a total amended depth of 8 inches. Place an additional 2—inch lift of topsoil over the amended soil as a surface coarse. Place additional topsoil as required to meet finish elevations in areas indicated to be mounded. Owners representative to review subgrades, topsoil placement and rototilling, and final topsoil placement prior to proceeding with subsequent procedures. B. FINISH GRADING 1. Finish elevation to be defined as 3 inches below curbs, walks and/or other adjacent hardscape for all planting beds Finish elevations refer to grades prior to installation of mulch. Finish grading to be approved by Landscape Architect prior to placement of any plant material or sod. 2. Remove all rock and debris larger than 2 inch. Lightly compact with a roller then add additional topsoil if required to meet finish elevations. All new grades to produce positive drainage and blend naturally with the existing grades. 3.04 PLANT MATERIAL PLANTING A. Protect plant materials stored on site from weather damage, construction activity and the public. Balled and burlap material which cannot be installed immediately to be "heeled in". Protect rootballs by covering with moist soil, mulch or sawdust. Water as required to keep rootballs moist. B. Plant trees, shrubs and ground cover per the planting details on the Drawings. Prune broken roots with a sharp instrument and thoroughly soak root balls prior to installation. Roughly scarify sides of planting pits. Install plant material high enough above finish elevation to allow for settlement and mulch. Water plant pits thoroughly midway through backfilling and add Agriform tablets. Water again upon completion of backfilling. Finish elevations, upon completion of planting, to afford positive drainage away from the crown. Plant material that settles or shifts from an upright position during the construction period to be repositioned or replanted as required. C. Stake and guy all trees per planting notes and details as indicated on Drawings. Double stake all conifers 10—foot high or smaller and deciduous trees with a 3—inch or smaller caliper. Triple stake all conifers larger than 10 feet high and ail deciduous trees larger than 3 inches in caliper. Remove all stakes at the end of the one—year warranty period. 3.09 WEED BARRIER FABRIC A. Apply fabric to all shrub planting areas below the mulch layer. Do not install weed barrier fabric in areas to receive groundcover or sod. - 3.10 MULCHING A. Apply a 2—inch level layer of specified mulch to all planting beds and tree wells upon completion of each planting area. B. Do not place mulch against trunks or stems. C. Uniformly edge beds of individual planting to provide a clear—cut division line between planting areas and adjacent lawn. Form bed shapes as indicated on the Drawings. 3.11 ANTIDESICCANT A. Apply antidesiccant per manufacturer's written specifications. 3.12 PROTECTION A. Provide all necessary planting safeguards until Final Acceptance is accomplished, or for such time as required to assure vigorous establishment of the Plant material. 3.13 CLEANUP A. All paved surfaces and planting areas to be kept clean of soil piles, debris, containers, etc. on a daily basis. Remove all excess waste material daily. B. Furnish all labor, materials, equipment and related items necessary to furnish and install a complete irrigation system as shown on the Drawings and/or Specifications. The items of work to be performed include but are not limited to: 1. Trenching and backfilling. 2. Irrigation sleeving under pavement and thorough walls 3. Tunneling under existing sidewalks and cutting/patching of existing asphalt paving as required. 4. Pipe, sprinkler heads, quick couplers, fittings, valves and valve boxes. 5. Irrigation controller and valve control wire. 6. Irrigation meter and backflow device. 7. Balancing and testing of system. 8. Protection and/or repair of existing irrigation system and planting. 9. Warranty/guarantee, maintenance and protection. 10. Record Drawings and Owner training and instruction. 11. All other related items required to complete the work in the best -accepted trade practices. 1.02 RELATED WORK A. Section 02200 - Earthwork B. Section 02900 - Landscape. 1.03 DEFINITION OF TERMS A. The term "General Contractor" as used in this Specification Section shall refer to General Contractor. 1.04 PROTECTION OF WORK, PROPERTY, UTILITIES, AND PERSONS A. Provide protection of all property, persons, work in progress, structures, existing landscape and irrigation to remain, utilities, walls, walks, curbs, paved surfaces, drainage materials, water proofing membrane, and all survey markers and monuments from damages incurred arising from this Contract. Pay for any such damage at no additional cost to Owner. B. Verify locations of all underground utilities existing irrigation system prior to commencement of work. Existing known utilities have been shown on Architectural/Engineering or Survey Drawings. The Contractor is responsible for the protection of said utilities. Promptly notify the General Contractor of any conflict between proposed work and obst.ruction(s). 1.05 VERIFICATION OF SITE CONDITIONS A. Before proceeding with any work verify all dimensions and conditions pertaining to the location of irrigation equipment to remain. Should any errors or conflicts in the Drawings and/or Specifications be found, immediately notify Owners representative. B. The drawings are intended as a diagrammatic irrigation design. Actual layout may need to be adjusted per actual field conditions. 1.06 SUBMITTALS A. Prior to purchasing any materials, submit manufacturer's data sheets for all material for review and approval. 1.07 QUALITY ASSURANCE B. Installer and supplier to be "specialist" in irrigation system installation. Superintendent to be experienced and fully qualified to direct and perform all work in this Section. Coordinate with and secure approval of Water District. 2. Electrical Connection: Controller wall minted on outside of building as indicated on Drawings. Connect to 120AC power, see Architectural Drawings. Coordinate with General Contractor and other nodes. 3. Sleeving: Sleeving is required for all piping and wiring under all paved or surfaced areas and walls. Coordinate with General Contractor and other trades. 4. Notification: If water service interruption is required, give Owner, City, and local Water District 72 hours notice and perform work during non -work hours if possible. B. Replace or repair at no additional expense to Owner any existing planting, building, equipment, underground utilities, walks, and/or forms damaged as a result of the Contractor's operations in a manner satisfactory to Owner before Final Acceptance. C. If building water services are interrupted, take care to flush system thoroughly as required by State and Local codes. 1.09 WARRANTY AND REPLACEMENT A. In addition to manufacturer's warranties, warranty all materials and workmanship for a period of one-year commencing at the time of Final Acceptance. Guarantee does not apply to work or damage done to the system by others after Final Acceptance. 1.10 SYSTEM PROTECTION A. Deactivate and drain the system prior to freezing weather during the warranty period. Vacate the system of all water with a pressurized air compressor. Reactivate the system at the onset of the Spring growing season. Perform both operations once during the warranty period. B. Notify Owner in writing of the dates the system was winterized and reactivated. The Contractor assumes liability for any damages resulting from the failure to comply with the above procedures. 1.11 SYSTEM MAINTENANCE A. Provide maintenance of the irrigation system until 30-days beyond Final Acceptance including head and nozzle adjustment, setting and adjusting controller times and replacing defective materials. 1.12 PERMITS, CODES AND ORDINANCES A. Obtain and pay for all necessary permits, and fees as required by applicable codes and ordinances for this work. B. Comply with all applicable codes, regulations and ordinances. C. Arrange for all inspections as required by local agencies and ordinances during the course of construction. 1.13 SUBSTITUTIONS A. No materials substitutions without written approval of Owners representative. 1.14 REVIEWS A. Give Owners representative 48 hours notice prior to review of trench depth, head layout, pressure tests and performance tests. 1.15 OWNER REVIEWS A. Prior to Final Acceptance of the Work, provide Owner with all keys, tools and maintenance manuals necessary to operate/deactivate the irrigation system. Train and instruct Owner as to the operation and maintenance of the irrigation system. 1.16 CHANGE ORDERS A. Provide no work requiring extra compensation without the written approval by General Contractor. 1.17 RECORD DRAWINGS A. Prior to the Final Acceptance of the work, provide Owners Representative with a set of Mylor record drawing showing the actual location of all irrigation equipment. Keep a set of prints on the job site at all times for "red -lining" record information and update said information on a daily basis. 1.18 CLEANUP A. Provide extensions as required. PART 3 EXECUTION 3.01 VERIFICATION A. Verify that installation conditions are satisfactory to receive work of this Section and have been approved by Owners representative. Do not begin work until unsatisfactory conditions are corrected. Beginning work constitutes Contractor's acceptance of conditions as satisfactory. B. Verify in writing to Owners representative that adequate gallonage and pressure is available to properly operate the irrigation system prior to installation. Provide Owners representative with pressure readings at each meter location prior to installation of irrigation system. 3.02 PREPARATION A. Protection: 1. Protect work, adjacent property, public, visitors, and workers. Be responsible for any damage or injury arising from this Contract. Take reasonable are to discourage vandalism. Confine work to areas designated. Do not disturb areas outside the project limits. Protect all trees and shrubs within the project limits not designated to be removed. Repair or replace damaged plant material as a result of Contractor's operations to satisfaction of Owners representative at no additional expense to Owner. 2. Furnish and maintain all warning signs, shoring, barricades, warning lanterns, etc., as required by the Safety Orders of the Division of Industrial Safety and local ordinances. Take care to protect open trenches and pits. B. Layout: 1. Layout work as accurately as possible to Drawings. Drawings are diagrammatic to the extent that swing joints, offsets, and all fittings are not shown. 2. Stake sprinkler head locations following the diagrammatic design as indicated on Drawings for approval prior to starting construction. Alterations and changes in the layout may be expected in order to conform to ground conditions and to obtain full and adequate coverage of water. It is understood that corrective measures may become necessary, but no changes or alterations in the system as designed will be made without the prior authorization of Landscape Architect. 3. Where connection to existing stub -outs are required, make any necessary adjustments in layout to connect. Adjust layout as necessary to install around existing work. Where piping is shown to be under paved areas, but run parallel and adjacent to planting areas, intention is to install piping in planting areas. Do not install directly over another line in some trench (NO STACKED PIPE ALLOWED). 4. Install irrigation to avoid proposed and existing tree and root locations. Plant locations will be field adjusted at direction of Landscape Architect to avoid irrigation system. 5. Provide for dewatering of trenches as required to keep trenches dry until backfilling. 3.03 IRRIGATION METER A. Install irrigation meters at locations indicated on Drawings, in accordance with manufacturer's written specifications and all applicable codes and ordinances. 3.04 BACKFLOW DEVICE A. Install backflow device at the meter location indicated on Drawings, in accordance with manufacturer's written specifications and all applicable axles and ordinances. B. Provide sufficient clearance for servicing below backflow device and related equipment. Clean out all soil from valve box to 12 inches below the device. Use box extensions from finish grade to 12 inches below the device allow for gravel sump as indicated on Drawings. Provide positive drainage away from the box. 3.05 MASTER CONTROL VALVE A. Install per Remote Control Valve Detail and at location indicated on Drawings. Install downstream and adjacent to the double check valve assembly. Enclose in valve box. 3.06 PRESSURE REDUCING VALVE A. Install pressure reducing valve at locations indicated on Drawings, in accordance with manufacturer's written specifications and all applicable codes and ordinances. 3.07 TRENCHING A. Provide straight trenches without abrupt grade changes. Trench bottoms shall be flat and free of any rock or debris larger than 1-inch. Dig trenches wide enough to allow a minimum of 3 inches between parallel pipes lines. Trenches shall be of sufficient depth to allow for 18 inches of cover over sprinkler mainlines, 12 inches of cover over sprinkler laterals, and 4 inches of cover over drip tubing lines. Where piping is installed over the garage, lateral lines shall have a minimum cover of 8 inches. B. Exercise care when trenching near existing trees and shrubs. Where roots are 2-inches or greater in diameter, except in the direct path of the pipe, hand -excavate and/or tunnel; when large roots are exposed, wrap with heavy moist burlap for protection and prevent excessive drying. Trenches dug with machines adjacent to trees and/or shrubs having roots 2 inches or less in diameter, to have the sides hand trimmed making a clean cut of the roots. All roots ih-inch and greater in diameter that are cut and trimmed to be treated with an approved tree wound dressing. Trenches having exposed roots to be backfilled within 24 hours unless adequately protected by moist burlap or canvas. C. Compact backfill to 95% per ASTM D-1557. 3.08 SLEEVING A. Install sleeves under all paved surfaces and through all walls as required to facilitate installation of the irrigation work indicated on Drawings. Trenches shall be of sufficient depth to allow for 24 inches of cover over sleeving. B. Sleeves a minimum of twice the insert pipe diameter. Wire sleeves to be a minimum of 2-inch in diameter. C. Extend sleeves a minimum of 12 inches beyond the edge of curbs, walks, walls and/or other paved surfaces. Cap and identify sleeve ends above grade. D. Plug ends of sleeves around inserted pipe and/or wire to prevent soil from entering ends. E. Compact backfill to 95% per ASTM D-1557.
