AN ORDINANCE OF THE CITY OF AUBURN, WASHINGTON, PROVIDING FOR THE REZONING OF
PROPERTY LOCATED AT 3320 ACADEMY DRIVE, WITHIN THE CITY OF AUBURN,
WASHINGTON, CHANGING THE ZONING CLASSIFICATION THEREOF FROM UNCLASSIFIED
TO I (INSTITUTIONAL USE DISTRICT).
WHEREAS, Application Number 11-88 has been submitted to the Council of
the City of Auburn, Washington, by Buena Vista Elementary School, requesting
the rezoning of the real property hereinafter described in Section 1 of this
Ordinance, which application was dated March 8, 1988; and
WHEREAS, said request above referred to, was referred to the Planning
Commission by the Auburn City Council for study and public hearing thereon;
and
WHEREAS, the Planning Commission based upon staff review, held a public
hearing to consider said petition in the Council Chambers of the Auburn City
Hall, on April 5, 1988, at the conclusion of which the Planning Commission
recommended the approval of the rezoning of the said property based upon the
following findings of the Department of Planning and Community Development,
to -wit:
FINDINGS OF FACT
1. The Buena Vista Elementary School, which is part of the Auburn Adventist
Academy, is proposing to construct a 9,000+ square foot addition to the
school for office, library, classroom, and other purposes.
2. The property is currently zoned Unclassified which does not allow for
schools either as permitted uses or conditionally permitted uses.
3. The School is part of the Academy Special Planning Area and later this
year a master plan is proposed to be developed for the Academy which will
also include the establishment of the Institutional zone on the area.
The Institutional zone is a new zone which was created primarily to
recognize the various activities of the Academy area.
4. Since the school is wishing to begin construction this Spring a rezone to
the Institutional zone was initiated to allow for the addition of the
school as proposed, without having to wait for the master plan and sub-
sequent area zoning.
5. The establishment of the Institutional zone is for the elementary school
property only and will not be in conflict with the Comprehensive Plan in
that the Plan recognizes the educational needs of the Academy, which will
implemented through the Special Planning Area process.

WHEREAS, the City Council of the City of Auburn, held a public hearing in
the Council Chambers of the Auburn City Hall, at 7:30 P.M. on April 18, 1988,
at which time the City Council concurred with the findings of the Department
of Planning and Community Development and Planning Commission as hereinabove
stated; and
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN, WASHINGTON, DO
ORDAIN AS FOLLOWS THAT:
Section 1. The following legally described property located at 3320
Academy Drive, situate in the City of Auburn, County of King, State of
Washington, be and the same is hereby rezoned from Unclassified to I
(Institutional Use District), to -wit:
Por Section 27-21-5 described as follows: Beg at NE cor of
SE 1/4 of N!d 1/4; th W 396 ft; th S 620 ft; th W 270 ft; th
S 9-2.6 W to the N R/W line of Academy Drive. Th SEly alg
sd line 470+ ft; th N 376 ft; th N 127+ ft TPOB sit in NW
1/4 Sec 27, Twp 21 N, R 5 EWM, City of Auburn, County of
King, State of Washington.
Section 2. The rezone is consistent with the existing land use and will
be consistent with the proposed Institutional zone and with the Special
Planning Area as envisioned by the Comprehensive Plan.
Section 3. Upon the passage, approval and publication of this Ordinance
as provided by law, the Legal Department for the City of Auburn shall cause
this Ordinance to be recorded in the office of the King County Auditor.
Section 4. The Mayor is hereby authorized to implement such administra-
tive procedures as may be necessary to carry out the directions of this
legislation.

Section 5. This Ordinance shall take effect and be in force five (5) days
from and after its passage, approval and publication, as provided by law.

City of Auburn, a Municipal Corporation and Code City, situate in the
County of King, State of Washington, do hereby certify that the foregoing
is a full, true and correct copy of ordinance No. 4282 of the ordinances of
the City of Auburn, entitled "AN ORDINANCE."
I certify that said Ordinance No. 4282 was duly passed by the Council
and approved by the Mayor of the said City of Auburn, on the 2nd day of May
A.D., 1988.
I further certify that said Ordinance No. 4282 was published as pro-
vided by law in the Valley News, a daily newspaper published in the City of
Auburn, and of general circulation therein, on the llth day of May
A.D., 1988.
