Project: CP2022 — Garden Avenue Re-Alignment
Dear Mr. Michael Hager:
The City of Auburn plans to proceed with the above-titled public project. As a part of the project,
the City would like to to purchase your property at 31826 102nd Avenue SE, Auburn WA,
98092, APN No. 3339400635.
Your property has been examined by a qualified appraiser and appraisal reviewer who have
carefully considered all the elements which contribute to the market value of your property. By
law, they must disregard any general increase or decrease in value caused by the project itself.
Based upon the market value estimated for your property, the City's offer is $385,000.00
for the full parcel including land and all improvements. This offer is being made on a
willing buyer/willing seller basis. If you decide to accept the offer, the City will pay all
closing costs including any applicable Real Estate Excise Tax on this transaction. If you
decide to reject the offer, then the City will notify you in writing that this offer will be
withdrawn.
You may wish to employ professional services to evaluate the City's offer. At the time of final
settlement, the City will reimburse you up to $750.00 of your evaluation costs upon submission
of the bill or paid receipt.
Payment for your property and/or property rights will be made available to you approximately 45
days after you accept the City's offer, provided that there are no delays in closing the
transaction. The date on which payment is made available to you is called the "closing date". On
that date, the City becomes the owner of the property purchased and responsible for its control
and management.
The Internal Revenue Service (IRS) requires that the City obtain your correct taxpayer
identification number (TIN) or social security number (SSN) to report income paid to you as a
result of this real estate transaction. You will be required to complete the attached substitute
Form W-9 for each owner and provide said form to the City upon acceptance of the City's offer.
