RE: 30-Day Notice to Correct – Unit 8, Hangar Row X, Rollup Door
Hello Mr. Snodgrass,
Auburn Hangars Owners Association as successor to HU Inc., d/b/a Hangars Unlimited, party to the Land
Lease Agreement between the City of Auburn and Hangars Unlimited dated September 14, 2001 is being
issued this 30-Day Notice to Correct (“NTC”) for the replacement of the exterior door on Unit 8 of
Hangar Row X at the Auburn Municipal Airport so that it is in conformity with the other like-kind hangar
doors in the Association. A photo has been attached below of door in question. This NTC is pursuant to
Section 24 DEFAULT; REMEDIES, paragraph (b), subsection (vi).
The covenant in violation and basis of this NTC is the promise that the “Lessee shall at all times during
the term of this Lease maintain the Premises and all improvements thereon, in good condition and shall,
at its sole cost and expense, keep the Premises, clean and in a safe and sanitary condition,…” found in
Section 17 MAINTENANCE / COMMIT NO WASTE, which further states “It is the intention of the
parties that Lessee and not Lessor shall have the full responsibility and obligation for the repair and
maintenance of the Improvements and other improvements hereafter situated on the Premises…”.
Improvements being defined in Section 3(d) as air craft hangar buildings and related facilities.
If action is not taken to cure the violation within the next 30 days the City shall have the all rights and
remedies afforded to it in Section 24 of the Lease.
