While the easement is effective, Grantor shall have the absolute right, at times as may be necessary, of immediate entry upon Grantee Parcel for use, repair and maintenance of the sign and of utilities located on the parcel. Grantee additionally grants to the City, the use of such additional area immediately adjacent to said Easement Area as shall be required for the maintenance of said sign. Covenant. Grantee covenants and agrees that for the benefit of the municipal property of Auburn all present and future owners of the Grantee Parcel shall abide by the terms and conditions of the Sign Use Agreement that has been recorded along with this deed and is incorporated herein by reference. The easement reserved herein and the covenant to abide by the Sign Use Agreement shall be restrictive covenants and equitable servitudes upon the land affected hereby, shall run with the land affected hereby, and shall be binding upon and be a burden on said real estate and on each person having or acquiring any right, title, or interest therein, or any part thereof, and upon their respective successors, heirs, and assigns owning all or a portion of such land.
