RE: Request authorization to make alterations to 220 A Street Northwest
Due to several car prowls and break-ins to City vehicles located in the lot situated at 220 A Street
Northwest (“Premises”), the City of Auburn (“Lessee”) is requesting from Don Small & Sons
Dist. Co., Inc., (“Lessor”) authorization to make the necessary alterations to implement video
surveillance under paragraph 8.2 - Alterations and Additions, of the Lease Agreement between
Lessor and Lessee dated the 1st day of December, 2003.
Completion of the video surveillance project will require three core components:
1) Broadband communications to monitor and/or record activity at the site
2) Networked IP cameras
3) 120V power
To provide broadband connectivity the Lessee will need to configure a wireless bridge between
the One Main Building and the Premises. The wireless bridge requires line of sight to operate
affectively and the north-east corner of the Premises is the only area where clear line-of-sight can
be achieved. To enable the wireless bridge a 40’ Class 5 utility pole will need to installed near
the fence line at the north-east corner of the Premises to provide the height and structural
stability for the radios to communicate with one another. Lessee will also use the utility pole to
mount two or three network cameras to monitor the Premises.
The 40’ Class 5 utility pole will have an estimated diameter of approximately 12” and will be
sunk approximately 4-5’ into the ground.
Power will be tapped from the existing light pole on the south side of the Premises.

Further the City agrees that Small & Son’s Oil Distribution Co., and their agents, volunteers or
employees will not be liable for any damage to person or property by reason of any acts or
omissions of the City, its agents, employees, invitees or subcontractors. The City agrees to hold
harmless and to indemnify, and defend including reasonable attorney’s fees, Small & Son’s Oil
Distribution Co. from claims, liabilities, or suits, arising out of injury to person or property from
acts or omissions of the City, directly or indirectly attributed to user’s activities and/or use of
premises except for damages caused by the sole negligence of Small & Son’s.
This letter shall serve as Lessee’s written request to Lessor for the authorization of the above
mentioned alterations to be made to the Premises. Please provide the express written response
per paragraph 8.2 of the Lease Agreement to City of Auburn, Attn: Josh Arndt, 25 W Main,
Auburn, WA 98001 at your earliest convenience.
