BETWEEN THE CITY OF AUBURN AND WE CARE DAILY CLINICS, LLC
THIS EXTENSION OPTION & AMENDMENT is made and entered into this
day of C)cJn1`0r_ 2022, by and between the CITY OF AUBURN, a municipal
corporation of the State of Washington ("City" and/or "Sublessor"), and WE CARE DAILY
CLINICS, LLC. ("We Care" or "Subtenant"), as an amendment to the Sublease Agreement
between the parties,
RECITALS:
1. The City and We Care entered into 12 month sublease for premises located at 2820
Auburn Way North, Auburn, WA 98002, which sublease commenced on
November 1", 2021 (original Sublease).
2. The original Sublease provide We Care with two (2) consecutive options to renew
and extend the Sublease term ("Extension Option(s)") provided that We Care take
certain steps to exercise this option and that the parties would negotiate other terms,
including rent,
3. We Care has elected to exercise the first of its two (2) Extension Options.
NOW THEREFORE in consideration of their mutual covenants, conditions and promises,
the Parties agree as follows:
1, The Extension Option will commence on November 1, 2022 and run for 36 months expiring
at midnight on October 31, 2025, subject to item #2 below.
2. That portion of the Extension Option term remaining beyond February 28, 2025 is subject to
the successful extension of the Master Lease between the City of Auburn and Feenix
Parkside, LLC.
3. Base Rent for the Option Term shall be as follows:
