PROJECT SUMMARY: Preliminary plat application to subdivide approximately 15.94 acres into
49 single-family residential lots. The project site is zoned R-5, Residential,
which allows 4-5 dwelling units per acre, and R-1, Residential, which
allows 1 dwelling unit per acre. The proposed lots zoned R-5 range in
size from 5,123 square feet (sf.) to 7,730 sf. The proposed lots zoned R-1
range in size from 8,023 sf. to 10,358 sf. The plat will extend a new public
road (“Road A”) approximately 490 feet west off of 112th Ave. SE and
which will terminate in a cul-de-sac. Within the project site, one new road
(“Road B”) will run perpendicular (north-south) to Road A. Another new
road (“Road C”) will extend west off of Road B. Two shared access and
utility tracts (D and K) will extend off of Road A. One shared access and
utility tract (Tract J) will extend south off of Road B. Another shared
access and utility tract (Tract L) will extend west off of Road C. An
emergency vehicle access tract (Tract A) will extend off of Road B and
connect to 112th Ave. SE. Four open space/park tracts (B, C, E, and H)
are proposed within the project site. Stormwater will be managed onsite
via one stormwater detention pond (Tract F). Access to Tract F will be
provided by a 20-foot public storm easement between proposed Lots No.
23 and 24. City of Auburn water and sewer will be extended from through
the site to service each lot. A geologic hazard area and its associated
buffer will be placed into separate tracts (Tract G).
PROJECT LOCATION: The project site is located west of the intersection of 112th Ave. SE and SE
309th St. within NE¼ of Section 8, Township 21, Range 5.

PROJECT SUMMARY: Preliminary plat application for site preparation and construction to
subdivide three parcels totaling approximately 25.94 acres into 26 single-
family residential lots. The site is zoned R-1, Residential 1 dwelling unit
per acre and is located within the ‘Urban Separator overlay’. The
proposed lots range in size from approximately 11,286 square feet (sq.
ft.) to 23,693 sq. ft. The plat will extend a new road (“Road A”) approx.
774.02 feet south of SE 288th St, which extends to (“Road B”) a 282.50
foot road that terminates into a cul-de-sac. The project proposes a private
access tract (Tract X), three landscape tracts (A,B,D), and an on-site
storm water drainage facility (“Tract E”). The site contains six wetlands
and three streams, which will be placed in a separate tract (“Tract C”).
Related applications include a Critical Areas Variance, a Variance to
change the setbacks of the R-1 zone, a Plat Modification request related
to the clustering requirements of the ‘Urban Separator Overlay’, and an
Engineering Deviation request for approval to have a non-standard “Local
Residential Street” section along a portion of the SE 288thSt frontage.
