Furnish all labor, materials, equipment and related items necessary to complete the work shown on the Drawings and/or Specifications. The items of work to be performed include but are not limited to: 1. Topsoil placement, treatment of subgrades, and finish grading. 2. Trees, shrubs, ground covers, other plant materials and seeded lawn. 3. Mulch, fertilizer, amendments and staking. 4. Warranty, maintenance and protection. 5. Hand clearing and grubbing of brush and weeds in all areas. 6. All other related items required to complete the work in the best -accepted trade practices. 1.2 DEFINITIONS A. Finish Grade: Elevation of finished surface of planting soil. B. Topsoil: Imported manufactured topsoil. C. Subgrade: Surface or elevation of subsoil remaining after completing excavation, or top surface of a fill or backfill, before placing planting soil. D. Subsoil: All soil beneath the topsoil layer of the soil profile, and typified by the lack of organic matter and soil organisms. 1.3 PROTECTION OF WORK, PROPERTY, UTILITIES AND PERSONS A. Provide protection of all property, persons, work in progress, structures, existing vegetation to remain, utilities, walls, walks, curbs, paved surfaces, and all survey markers and monuments from damages incurred arising from this Contract. Pay for repairs associated with any such damage at no additional cost to the Owner. B. Verify locations of all underground utilities prior to commencement of work. Protect all new and existing utilities. Promptly notify the General Contractor of any conflict between proposed work and obstruction(s). 1.4 CLEANUP A. Paved surfaces and planted areas to be kept clean of soil and debris on a daily basis. B. Clean all paved surfaces affected by landscape work prior to final acceptance. 1.5 MAINTENANCE Provide landscape maintenance beginning at the first installation of plant material and continuing for 30 days beyond the final acceptance of the landscape and irrigation installation; including watering, mowing (weekly during the growing season), weeding, spraying, fertilizing, resetting of plants, removal of dead or damaged plants, replanting and adjustment of staking. 1.6 WARRANTY AND REPLACEMENT A. Guarantee all materials and workmanship for a period of one-year commencing at the time of final acceptance. B. Visit the site at least once a month during the warranty period to review the conditions of plant material. If unsatisfactory growing conditions and/or maintenance practices are evident, notify the Owner immediately in writing of conditions and proposed remedies. In the absence of such communications, the contractor is fully responsible for all plant loss replacements. C. Re -grade and add or delete topsoil as required to any finished landscape grades, which have settled or become uneven during the warranty period. Immediately remove and replace any dead, damaged, diseased, dying or missing plant materials at no cost to the Owner during the warranty period. Replacement plants shall be as specified and warranted until completion of the warranty period. If immediate replacement of materials is not possible due to reasons approved of by the Owner, backfill pits with topsoil to meet finish grades until replacement planting. D. Plant material, which settles or shifts from an upright position during the warranty period shall be repositioned or replanted as required. E. Warranty does not apply to plant materials or other work damaged or destroyed by vandalism, vehicular damage (other than Landscape Contractor's vehicles), Acts of God, or substandard maintenance practices (if provided by others, documented, and not remedied by Owner) during the warranty period. 1.7 PERMITS, CODES AND ORDINANCES A. Obtain and pay for all necessary permits and fees as required by applicable codes and ordinances for this work. B. Comply with all applicable codes, regulations and ordinances that pertain to this work. 1.8 SUBSTITUTIONS A. Make no materials substitutions without the written approval of the Landscape Architect. 1.9 PLANT PROCUREMENT A. Within 30 days of award of contract, submit written documentation to Landscape Architect that all specified plant materials have been ordered and secured. List supplier names, addresses, phone numbers and the storage/growing location of the materials. 1.10 PLANT MATERIAL INSPECTION A. The Landscape Architect will inspect all plant material at the job site, including previously tagged trees. All material must be inspected by the Landscape Architect prior to planting. Trees must be untied and separated for inspections. Landscape Architect reserves the right to refuse any/all plant material, which does not meet the requirements of the Drawings and Specifications at any time prior to final acceptance. Remove rejected plant material immediately from the site. Lock tags shall remain on all trees prior to final walk-through. 1.11 LAYOUT A. Verify the location of all elements of the landscape installation prior to installation. Landscape Architect shall reserve the right to adjust the locations of landscape elements during the installation period as appropriate to the job. 1.12 CHANGE ORDERS A. Perform no work requiring extra compensation without approval of the Owner and/or General Contractor. 1.13 RECORD DRAWINGS A. Prior to the final acceptance of the work, provide the Landscape Architect with a set of clearly marked prints showing the actual location of all landscape elements. Keep a set of prints on the job site for "red -lining" record information and update said information on a daily basis. PART 2-PRODUCTS 2.1 TOPSOIL A. Topsoil: Supreme Mix (sand, loam soil, compost) or approved equal as produced by Pacific Topsoils. Supply with current soil test with fertility amendment recommendations. B. Determine the volume of topsoil required per the information on the Drawings and in the Specifications. 2.2 MULCH A. Medium ground fir or hemlock bark from fresh water mill source. 2.3 FERTILIZER A. 10-20-20 analysis in granular form. Fifty (50) percent of the nitrogen shall be derived from Nitroform "Blue Chip". Potash to be derived from sulfate of potash. Retain all empty labeled containers as evidence of installation. B. Agriform tablets shall be 21-gram size, 20-10-5 analysis as manufactured by Agriform International Chemicals, Inc. or approved equal. Retain all empty labeled containers as evidence of installation 2.4 LIME A. Fine ground dolomite limestone with 100% passing a #20 sieve or pellet form material. 2.5 TREE STAKING MATERIALS A. 8' length 2" diameter, BVC lodgepole pine stakes. 2.6 PLANT MATERIALS A. Plant materials to be nursery grown, vigorous, normally shaped, well branched, and fully foliated when in leaf; and free of weeds, disease an insects (live, eggs or larvae). Standard for grading is American Standard for Nursery Stock, current edition. Standards for nomenclature shall be Sunset New Western Garden Book, current edition, and Hortus Third, current edition. B. Trees to have uniform branching, straight trunks (unless specified as multi -stem) and the central leader intact and undamaged. Ball and burlap stock shall have been root pruned at least once in the last three years. Container stock to be fully rooted but not root bound. Plant material with damaged root zones or broken root balls will not be accepted. C. All coniferous trees to be nursery grown with uniform branching and a natural non -sheared form. Original central leaders must be healthy and undamaged. Maximum gap between branching not to exceed 18", length of top leader not to exceed 24". D. Actual plant quantities shown on the Drawings prevail over quantities shown on Plant Schedule in the event of discrepancy. Determine ground cover quantities based on triangular spacing and square footage per the percentage of cover indicated on the Drawings. E. Plant materials will be considered available if acceptable materials can be located at wholesale nurseries in Washington, Oregon, California, or British Columbia. Substitutions will not be allowed for available specified materials. Sufficiently acclimate materials from significantly differing growing environments to local exterior exposure a minimum of 60 days prior to installation. PART 3 - EXECUTION 3.1 GENERAL A. Verify field conditions and necessary preceding work as satisfactory to receive work of this section. Commencement of work constitutes acceptance of conditions by Contractor as satisfactory. 3.2 LANDSCAPING GRADING AND SOIL PREPARATION A. Setting Subgrades 1. All landscape planter areas to receive 8" of topsoil. Provide subgrades approved of by the Landscape Architect prior to the commencement of landscape work at approximately 10" below finish elevation for on -grade planting areas. Establish subgrades during dry soil conditions immediately prior to subgrade amending and topsoil placement to avoid construction activity compaction. 2. Remove and dispose of excess material, construction waste debris, rock quarry spall base material as required to create subgrades. 3. Verify extent of and responsibility for existing vegetation removal for new landscape areas outside of project clearing limits with General Contractor prior to bidding. Remove all existing vegetation not indicated to remain within the project limits. B. Subgrade Treatment and Placement of Topsoil 1. Eradicate any surface vegetation rooted in the subgrade. During dry conditions and prior to topsoil placement, thoroughly scarify and rip all compacted subgrades with equipment pulling ripping teeth in perpendicular directions to a depth of 9 inches. Remove all surface rocks, vegetation and/or debris larger than 2 inches. 2. Place 4 inches of topsoil over subgrade and thoroughly rototill into the top 6 inches of sugrade for an amended depth of 10 inches. 3. Place an additional 4 inches of topsoil over the amended subgrade/topsoil as a surface course and to create finish elevations. 4. Bucket mix fertility and mineral deficiency amendments identified in the soils report into the topsoil. During dry surface conditions, place 9 inches (measured after compaction) of Topsoil over subgrade and lightly compact. C. Finish Grading 1. Finish elevation shall be defined as 3 inches below curbs, walls, walks, and/or other adjacent hardscape for all planting beds and 1 inch below curbs, walks and/or other adjacent hardscape for all lawn areas. Finish elevation refers to grades prior to installation of mulch or lawn. 2. Remove all rock and debris larger than 3/4 inch. Lightly compact with a roller then add additional topsoil if required to meet finish elevations. All new grades shall produce positive drainage and shall blend naturally with the existing grades. Notify the architect of any visible drainage issues such as surface of water remaining after storm events. 3.3 FERTILIZER AND LIME APPLICATION A. Planting Beds: Prior to planting apply 15 pounds of fertilizer per 1000 square feet of planting bed area as a top dressing. Immediately rake into topsoil to assure no surface runoff of fertilizer occurs. B. Trees and Shrubs: Apply 2 Agriform tablets to each shrub planting pit and 6 Agriform tablets to each tree planting pit during installation of plant material. Retain order verification and all container labels. 3.4 STAKING AND LAYOUT A. Stake the proposed location of all trees and shrubs with an approved coding system. For large groupings of a single species of shrub, Landscape Contractor may stake the boundaries. Stake the boundaries of ground cover beds and lawn areas. B.
