That portion of W.A.Cox Donation Land Claim in the Northwest Quarter of Section 31,Township 22
North, Range 5 East,W.M.in King County,Washington,also being a portion of parcel conveyed to BG
Building LLC by Statutory Warranty Deed recorded under King County recording number
20210423001993 described as follows:
Beginning at the Southwest corner of the above forementioned parcel conveyed by deed under
recording number 20210423001993,said point being on the North Right of Way Margin of 49th Street
Northeast;
Thence along the West line of said parcel North 01°50'32" East a distance of 15.00 feet;
Thence South 89°13'S1"East a distance of 88.09 feet to a tangent curve to the left,the radial center of
which bears North 00°46'09" East;
Thence Northeasterly along said curve having a radius of 14.50 feet through a central angle of 44°28'05"
