We havereceived your comments dated April 22, 2003 reganlin. ' g our requ_ est for water-sewer availability
for this project:' During om- conversation on May 14, 2003 you stated that theiSsues regarding

comments are in response to your concerns abOut the streets~'
The infernal road will not be a private road_ It will be a public half street fl~ includes 24~ ofpaving~.eurb
& gutter, 5' sidewalk, and 5.5' landscaping strip. The internal half street has been modeled after'he' City
of Auburn Standard Detail STXS-7.
A hatf-stxe~ section will also be provided for 130t~ Ave SE. The improvements will. include 24' of
paving, curb & guttei, 5' sidewalk, and a 5.5:: landscap~ strip. The improvements are modeledafler the
City of Auburn Std. Dtl. STXS,3.
Drainage from the road improvements will be routed to a detention/water,quality ficility located in/i
drainage tract in the southwest comer, of the project. Drain~a__ge system will be designed per King. COunty
requirements. Street fighting has also,been slmwn on the plans at a spacing of 185' rain per Section
3.10.3 of City of Auburn Design and Construction Standards.
The cul-de-sac has been revised. We have provided 65' ofpaved surface per your request.
We feel that we have adequately addressed your concerns, please aPprove the attached drawing so that
we can Ultimately get water and sewer availabilitY'for ti~ project.' We need the availability certificates
before we can Submit for a preliminary plat with King County.

HEARING
The Planning and Community Development Committee of the City Council of the City of
Auburn, Washington, will conduct a public heating on July 14, 2003 at 5:00 PM. in the Council
Chambers of the Auburn City Hall located at 25 West Main Street on the following:

PROPOSAL IS:
Proposed 9-lot preliminary plat with one existing home and with
8 new single family houses.
The City of Auburn has been asked to provide sewer and/or water to this project. In order to
provide sewer and/or water to this project the City of Auburn must find that the propOsal conforms
to appropriate City development standards. Development standards typically include sewer, water
and storm drainage utilities, street construction standards, access, etc.
At this public headng, the City will not be deciding or discussing whether the proposal is
consistent with Kin,q County requirements such as zoning, land use, wetlands, or the
environmental impacts the project may have upon surrounding properties or neighborhoods.
Only Kin.q County has the authority to decide those issues through its land use process with the
developer. Issues involving zoning, land use (i.e. density) and environmental impacts associated'
with this proposal must therefore be addressed to Kin.q County.
