Back.qround Summary: Wayne Jones of Lakeridge Development has requested final plat approval of the River Park subdivision an eighteen lot, single family subdivision. The plat is within the Lea Hill portion of the City of Auburn and is located immediately south of the City's golf course. The preliminary plat was approved by the City Council in March, 2002 via Resolution No. 3437. The applicant has completed the plat improvements consisting of a private road (304th Court SE), private storm drainage system and public water system and sewer system. The applicant has provided a completed certificate of improvements from the City Engineer attesting that the improvements are satisfactorily completed. A delay agreement was previously approved for half-street improvements to Green River Road. Prior to the recording of the final plat, some minor changes need to be made to the face of the plat, to the homeowners organization by-laws to be consistent with city standards related to gated subdivisions (ACC 18.48.140(D)), performance security needs to be provided for tree plantings, and survey monuments in the new street and the Section corner need to be installed/restored.
