AN ORDIPIANCE OF THE CITY OF AUBURN, WASHINGTON, PROVIDING FOR THE REZONING OF A
PARCEL OF LAND APPROXIMATELY 22 ACRES IN SIZE EASTERLY OF THE EXISTING
RIO VERDE MOBILE HOME PARK AND NORTH OF 14TH STREET SOUTHEAST, WITHIN
THE CITY OF AUBURN, CHANGING THE ZONING CLASSIFICATION THEREOF FROP1
R-2 TO R-TP.
WHEREAS, a petition dated June 26, 1979, together with plot plans and
exterior elevations therefor, has been submitted to the Council of the City of
Auburn, by IRVIN C. SEVERSON, requesting the rezoning of property from R-2 to
R-TP for the expansion of an existing mobile home park on a parcel of land
approximately 22 acres in size easterly of the existing Rio Verde Mobile Home
Park and north of 14th Street Southeast, within the City of Auburn, Washington,
which property hereinafter described in Section 1 of this Ordinance; and
WHEREAS, said request above referred to was referred by the City Council
to the City Planning Commission for study and public hearing thereon; and
IJHEREAS, the Planning Commission held a public hearing to consider the
request in the Council Chambers of the Auburn City Hall, at 7:30 P.M. on August
7, 1979, and subsequent thereto, the City Planning Commission approved the
rezoning request and recommended a new site plan be submitted to the Council
for their approval; and
WHEREAS, the City Council of the City of Auburn, held a public hearing to
consider said petition in the Council Chambers of the Auburn City Hall at 8:00 P.M.
on September 4, 1979, at the conclusion of which the City Council concurred with
the recommendations of the Planning Commission and advised the applicant to revise
the site plan to include the recommendations of the Planning Commission and re-
submit it to the City Council for their review; and
WHEREAS, on November 5, 1979, the Auburn City Council reviewed the revised
site plan and denied said application for the rezoning of said property; and
WHEREAS, on March 18, 1980, a new site plan was submitted to the City Council
by the applicant, and after review, the City Council by motion reconsidered their
action of November 5, 1979 and referred said application back to the Planning
Commission for public hearing and recommendations thereon; and

WHEREAS, the Planning Commission held a public hearing to consider said

request in the Council Chambers of the Auburn City Hall at 7:30 P.M. on April
8, 1980, and subsequent thereto, the City Planning Commission approved the
revised site plans for the rezoning of said property from R-2 to R-TP, finding
that the proposed use illustrated by the site development plans of the petitioner
would not be unduly detrimental~to the adjacent and surrounding properties and
the enjoyment thereof; and ;

WHEREAS, the City Council of the City of Auburn, held a public hearing
in the Council Chambers of.the Auburn City Hall, at 8:00 P.M. on May 5, 1980,
at which time the City Council concurred with the recommendations of the Planning
Commission as hereinabove stated;
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN, WASHINGTON, DO
ORDAIN AS FOLLOWS:
Section 1. That the following described property located on a parcel of
land approximately 22 acres in size easterly of the existing Rio Verde Mobile
Home Park and north of 14th Street Southeast, situate in the City of Auburn,
County of King, State of Washington, be and the same is hereby rezoned from
R-2 (.Single Family) to R-TP (Mobile Home Park) to provide for the expansion of
the existing mobile home park, which property is legally described as follows,
to-wit:

in accordance with the plot plans and exterior elevation for said development
submitted with the request from R-2 to R-TP, a copy of which is attached hereto,
designated as Exhibit "A" and`by this reference made a part hereof as though set
forth in full herein
Section 2. That the density will be not more than six (6) dwelling

units per acre, which will provide for a maximum of 111 spaces.
Section 3. That all lots bordering the residential areas on the south, east
and north. be increased to a minimum of 100 feet in depth and not less than 60 feet
in width. in order to maintain residential setbacks especially in the rear yards.
Section 4. That a solid screen fence not less than six (6) feet in height
be constructed along the entire exterior boundary of the park. Said fence to be
installed before any work commences on the construction of the park. The westerly
160 feet of fence along the south boundary of the park shall be of the same quality
of fence installed along "M" Street N.E. and 22nd Street N.E. bordering the Rio
Verde Mobile Estates. Also the installation of trees not less than 10 to 12 feet
high be placed around the parks perimeter as in conformance with the previous re-
quirements on the existing mobile home park.
Section 5. Cul-de-sacs be constructed and access be provided to the park
for emergency vehicles from the two stub streets leading from Pike Drive and
19th Place. These shall be constructed with crash gates for emergency vehicle
access.
Section 6. Any requirements of the Public Works and Fire Departments shall
be conformed to.
Section 7. That fencing be provided in the area of the recreation vehicle
storage area to screen it from the adjoining properties.
Section 8. That the recreational vehicle storage area be contained within
the park and not abutting the neighboring residential properties.

Section 9. That the amendment to the Comprehensive Zoning Map of the
City of Auburn, Nashington, encompassing this zoning use classification change,
which amendment is designated as Exhibit "B" hereof, be and the same is hereby
approved.
Section 10. That the City Clerk of the City of Auburn, is hereby authorized
and directed to file a certified copy of this Ordinance with the King County Auditor.
Section 11. This Ordinance shall take effect and be in force five (5) days
from and after its passage, approval and publication, as provided by law.
