AN ORDINANCE OF THE CITY OF AUBURN, WASHINGTON, PROVIDING
FOR THE ZONING OF THE LAKELAND PROPERTY LOCATED IN PIERCE
COUNTY, WITHIN THE CITY OF AUBURN, WASHINGTON, ESTABLISHING
THE ZONING CLASSIFICATION OF LAKELAND SOUTH PUD.
WHEREAS, Lakeland Hills is a planned development
located in both Pierce and King Counties that has been in
planning and construction for a period of years; and
WHEREAS, Lakeland North is located within the current
corporate boundaries of the City of Auburn; and
WHEREAS, the City of Auburn has planned for the
annexation of Lakeland south (Pierce County) and surrounding
areas for nearly two decades; and
WHEREAS, the City of Auburn and The Lakeland Company
have previously entered into a contractual relationship
granting the City the ability to annex Lakeland property;
and

W~EREAS, The Lakeland Company has previously been
granted Planned Development District approval in Pierce
County and development of the first phases of the planned
development are currently underway; and
WHEREAS, the City of Auburn's Phase I annexation of the
northern 280 acres of Lakeland south has been approved by
the Pierce County Boundary Review Board; and
WHEREAS, that upon annexation the City of Auburn will
need a regulatory framework to manage the development of
Lakeland South and insure that the area develops as an
Auburn neighborhood provided largely Auburn services; and
WHEREAS, The Lakeland Company and the City of Auburn
have developed a Planned Unit Development ordinance designed
to provide the required regulatory framework.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF AUBURN,
WASHINGTON, DO ORDAIN AS FOLLOWS:
Section 1. The following described property located in
Pierce County, situate in the City of Auburn, County of
Pierce, State of Washington, be and the same is hereby zoned
Lakeland South PUD and legally described on attached Exhibit
"A" and made a part hereof as though set forth in full
herein.

Section 2. Upon the passage, approval and publication
of this Ordinance as provided by law, the City Clerk of the
City of Auburn shall cause this Ordinance to be recorded in
the office of the Pierce County Auditor.
'Section 3. The Mayor is hereby authorized to implement
such administrative procedures as may be necessary to carry
out the directions of this legislation.
Section 4. This Ordinance shall take effect and be in
force five days from and after its passage, approval and
publication as provided by law.
