Statutory Warrenty Deed
THE GRANTOR: JAMES P. NIELSEN and MARY P. NIELSEN, husband and wife; THOMAS M.
NIELSEN and OLIVIA D. NIELSEN. husband and wife; and PATRICK M. NIELSEN and
MARJAN M1ELSEN, husband and wife.
for and inconsideration of One dollar (81.00) in hand paid, conveys and warrants to the
CITY OF AUBURN, A P` ONICIPAL CCRPARATION
the following described real estate, situated in the county of King, state of Washington:
The east 5.00 feet, lying adjacent to Auburn Way N., of the following
described parcel:
That portion of the Harvey R. Jones Donation Claim No. 39, being part
of,-Section 6, T 21 N, R 5 E, W.M., In King county, Washington described as
follows:
Beginning at a point 1487.34 feet east and 2286.76 feet south of the
northwest corner of said Donation Claim No. 39; Thence west 264 feet;
Thence north 165 feet; Thence east 264 feet; Thence south 165 feet to the
point of beginning.
Except the south 40 feet for street.
Together with the filet of a curve with a radius of 35.00 feet being
located at the point of intersection of thewest line of the afore described
east 5.00 feet with the north margin of 37th St. NE.
This deed is given in fulfillment of that certain real estate contract between the parties hereto,
dated May I 1 th, 1988, and conditioned for the conveyance of the above described property, and
the convenants of warranty herein contained shall not apply to any title, interest or
encumbrance arising by, through or under the purchaser in said contract, and shall not apply to
any taxes, assessments or other charges levied, assessed or becoming due subsequent to the date
of said contract.
Real Estatre Excise Tax was paid on the sale or stamped exempt on RecP11}
