Dollars, in hand paid, conveys and warrant S to the (;it y of Auburn, a municipal corpora-"
tion of the third class, located in King County, State of Washington,
the following described real estate, situated in the County of King , State of Washington:
111 that certain tract or parcel of land situate in the northeast
quarter of the northeast quarter of section 18, township 21 north,
range 5 east, VI.M., particularly bounded and described as follows,
to-wit:
Beginning at the northeast corner of said section 18, township 21
north, range 5 east, running thence north 89°51'31" west
along the north line of said section 18, a distance of 409.26 feet
to the true point of beginning; thence south 0°$'29" west a distance
of 146 feet; thence north 89°51'31" west on a line parallel with
the north line of said section 18, 20$.46 feet and 146 feet dis-
tance therefrom; thence north 0°8'29" east to the north line of
said section 18 to a point 617.71 feet westerly from the north-
east corner of said sectipn; .hence easterly along, said section
line 208-46 feet to the point of beginning.
The grantee, by the acceptance of this deed, agrees however,
that the north 30 feet and the east 30 feet of the above described
tract, or so much thereof as may be reasonably necessary, shall be
deeded to King County for road purposes when and if South 320th
Street is extended from its present termini along said tract here-
in conveyed, or when and if the grantor herein, his heirs or
assigns, shall plat the lands adjacent to the tract herein conveyed.
The grantee further agrees to install proper tile drains
upon the proper), herein conveyed, so that natural drainage from
property lying westerly from the above described tract shall con-
tinue without interference.
