State of Washington including any interest therein which grantor may hereafter acquire:

at Auburn, King County, Washington, including property upon which, in the printed conditions of this policy, liability
hereunder is required to be specifically assumed; the property of assured or the property of others for which the
assured may be responsible. or may assume, responsibility in event of loss or damage; BUT EXCEPTING property
specifically excluded below.
EXCLUSIONS
It is understood and agreed that this insurance shall not cover piling, excavations and-or fillings, underground piping, tanks or
equipment including such portions of plumbing, Beating, lighting, water or drainage systems as are underground, outside sidewalks,
roads, tennis courts; an ironclad garage building in rear of Junior High School; also motor vehicles, accounts, currency, deeds, evi-
dences of debt, money, notes or securities.
PERMIT CLAUSE
Permission is hereby granted to effect other insurance. For the within described buildings to be or remain vacant or unoccupied
without limit of time. To make alteration or repairs to the above described buildings without limit of time, and to build additions,
and if of like construction and communicating and in contact therewith, this policy shall cover on or in same under its respective items
pertaining thereto; permission also granted to do such work in said buildings as the nature of the occupancy may require; to let build-
ings and premises for any use or purpose; to work at any and all times; and, when not in violation of law or ordinance, to generate
illuminating gas or vapor; and to keep and use thew quantities of all articles, things and materials incidental to the occupancy
and for the operation of said buildings. SWURAA,10% LIGHTNING CLAUSE
This policy shall cover any direct loss or damage by lightning (meaning thereby the commonly accepted use, of the term "lightning".
and in no case to include loss or damage by cyclone, tornado or windstorm) not exceeding the sum insured nor the interest of the
insured in the property, and subject in all other respects to the terms and conditions of this policy; Provided, however, that if there,
shall be any other insurance on said property this company shall be liable only pro rata with such other insurance for any direct
loss by lightning whether such other insurance be against direct loss by lightning or not.
ELECTRICAL EXEMPTION CLAUSE
If dynamos, wiring, lamps, motors, switches or other electrical appliances or devices are insured by this policy, this insurance
shall not cover any immediate loss or damage to dynamos, exciters, lamps, motors, switches, or any other apparatus for generating,
utilizing, testing, regulating or distributing electricity, caused directly by electric currents therein whether artificial or natural, includ-
ing lightning.
AVERAGE CLAUSE
It is expressly stipulated and made a condition of the contract that in event of loss, this company shall be liable for no greater
proportion thereof than the, amount hereby insured bears to NINETY Per Cent (90%) of the actual value of the property described
herein at the time. when such loss shall happen, nor for more than the proportion which this policy bears to the total insurance
thereon. In the event that the aggregate claim for any loss is both less than Five Thousand Dollars ($5,000.00) and less than two
per cent (2%) of the total amount of insurance upon the property described herein at the time such loss occurs, no special inven-
tory or appraisement of the undamaged property shall be required.
If this policy be divided into two or more items, the foregoing' conditions shall apply to each item separately.
