described as follows:
Begin at the SE cor of the above described subdivision; th N 0°53'40" E
along the Easterly boundary of the above described subdivision, 30.01 feet;
th S 89°31'40" W along a line parallel to the Southerly boundary of said
subdivision 30.01 feet to the true point of beginning; th continuing S 89°
31'40" W along the Northerly boundary of 12th Street S.E. 5,84 feet to the
point of curve of a curve having a radius of 7.00 feet, a radial bearing of
