KNOW ALL MEN BY THESE PRESENTS: THAT
COUNTY OF KING
HUMBLE OIL & REFINING COMPANY, a Delaware corporation,
having an office at 800 Bell Avenue, Houston, Texas 77002,
hereinafter called "Grantor", for and in consideration of the
sum of Sixty-Nine Thousand Nine Hundred and No/100
_Dollars W9.900.00)
to it in hand paid by CITY OF AUBURN, WASHINGTON
hereinafter called "Grantee" (whether one or more), the receipt
of which is hereby acknowledged, does hereby grant, bargain, sell
and convey unto the said Grantee, subject to the reservations,
covenants, conditions and restrictions hereinafter set forth,
all that certain tract or parcel of land lying and being in the
City of Auburn, County of King, State of Washington, more
particularly described as follows, to-wit:
That portion of William Brannan Donation
Claim No. 37 in Township 21 north, range 5
east, W.M., in King County, Washington, lying
west of Harvey Road, EXCEPT the south 517'
thereof and EXCEPT county roads condemned
in King County Superior Court Nos. 85322 and
225235; TOGETHER with a perpetual easement
for installation and maintenance of a septic
tank, drainfield, over that portion of the
premises adjoining on the south described
as follows: Beginning at the SW corner of
the tract herein conveyed; thence North
84°23'8" E 28' to point of beginning; thence
South 607'37' East 25'; thence North 84°23x8"
East 95'; thence North 607'37" West 25';
thence South 84°23'8" West 95' to point of
beginning.
ALSO EXCEPTING THEREFROM: that area
conveyed by quitclaim deed dated April 27,
1960 by Humble 011 & Refining Company to
T. M. Thorsen then located at 3722 Tacoma
Avenue South, Tacoma, Washington.

This conveyance is made by Grantor and accepted by

Grantee subject to all valid and subsisting encumbrances,
conditions, covenants, restrictions, reservations, exceptions,
rights of way and easements of record, including the building
and zoning ordinances, all laws, regulations and restrictions
by municipal or other governmental authority applicable to
and enforceable against the above described premises.
Ad valorem taxes and special assessments, if any,
against the property herein conveyed for the current year shall
be prorated between Grantor and Grantee as of the effective
date hereof, and Grantee agrees to assume and pay same.
TO HAVE AND TO HOLD the above described land,
together with the appurtenances, estate, title and interest
thereto, unto the said Grantee, its s„rnessors and
assigns : forever, subject to the provisions
hereof, and in lieu of all other warranties, expressed or
implied, Grantor does hereby bind itsElf, its successors
and assigns, to warrant and forever defend the title to
said premises unto the said Grantee, its s1leapSSnrS anri
assigns , against every person
whomsoever lawfully claiming or to claim the same or any
part thereof, by, through or under Grantor but not otherwise.
