along the east line of said Lot B, a distance of 7.05 feet, to a point on a
curve having a radius of 18.00 feet, said curve having a radial bearing of
South 53°16'07" West; thence northwesterly along said curve, through a central
angle of 37°15'16", an arc distance of 11.70 feet to a point on the north line
of said Lot B; thence North 86°49'34" East along said north line, a distance
of 9.08 feet to the beginning and containing 24.8 square feet, more or less.
