COMMERGIAL AND INDUSTRIAL BUILDINGS. 5 g THE CITY-COUNCIL-,OF.THE,CI7Y OF AUBURN, WASHINGTON, DO ORDAIN AS FOLLOWS: . , . ry Section 1. Tfiere is herewith added to Chapter 15 of the Auburn City Code g. relating.to Building and Construction (Auburn City Ordinance No. 3609); the g following.new sections, which shall read as follows: 10 Section 2. DEFINITIONS: „ 11 1. APARTMENT: Shall mean a dwelling unit as defined in this Code. 12 Apartment.house is any building, or portion thereof, which is 13 _ designed, built, rented, leased, let or hired out to be occupied, 14 ` or which is occupied as the home or residence of three or more 15 families living independently of'each other. 16 2. CONDOMINIUM: Is a structure where ownership of a unit corisists 17 of ownership of the airspace occupied by the unit. 18 3. DUPLEX: Is any building or any portion thereof which contains 19 two "Dwelling Units" or "Guest,Rooms," used, intended or designed 20 to be built, used, rented, leased, ]et or hired out to be 21 occupied, or which are occupied for living purposes. 22 4. TOWNHOUSE/ROWHOUSE: Is a structure for use by one family, 23 regardless of the number of stories, where the owner owns the 24 unit and the parcel'of land on which it is'constructed:.: 25 5. ADJACENT WALL: A wall between two (2) units of a structure. 26 27 Section 3. Conflicting Requirements: Unless specified withirr th,is 28 Ordinance, if any conflicting requirements between the Uniform Building Code29 and this Ordinance arise, the most restrictive requirement shall prevail. • 30 Section 4. Minimum Wall Construction for Type V Construction: Wall 31 construction may 6e one of the following for Type V construction: 32 Ordinance No. 3750 Page One of Three 4-27-82 1 A. Two (2) one (1) hour walls (adjacent walls) may be constructed 2 using 5/8-inch Type "X" sheetrock on both sides of each wall and 3 will require a parapet to extend thirty (30) inches above the 4 roof having the same fire rating, or 5/8-inch Type "X" sheetrock 5 extended five (5) feet horizontally from the wall in both direc- 6 tions om the inside of the'roof sheathing. 7 . . B. A single two (2,) hour wall m,ay.be constructed in lieu of two (2) 8 ` one (1) hour 'walls. Where a two (2) hour wall 'is placed a thirty 9 (30) inch parapet is required of the same fire resistance rating 10 or 5/8-inch sheetrock Type "X" may be placed on the unders'ide of 11 the roof sheathing extending five (5) feet horizontally in both 12 directions. 4Jalls listed as shown by the latest Fire Resistance 13 Design Manual may be used. 14 This two (2) hour wall shall not contain any plumbing whatsoever 15 and shall not be penetrated except for wiring, telephone, TV 16 . cable, intercom equipment, cortununications equipment, all of which . 17 must be placed in Intermediate Metal Conduit or equal. 18 Section 5. Other Conditions/Requirements: 19 A. Structures where the land is owned by the building owner must 20 have the property line marked by a licensed surveyor. 21 . B. Open spaces adjoining cbndominiums, townhouses, etc., must have a 22 . . legal instrument duly recorded to reserve open space in 23 " perpetuity. . 24 C. Single footings and stem walls and two (2) hour walls, may be 25 allowed for adjacent walls providing a legal agreement between 26 the adjacent owners for maintenance of the walls, footing and 27 28 stem walls is provided. • 29 0.; All utility services, gas, water, electricity, cable lines, shall be independent on all townhouses/rowhouses and shall not cross 30 ' 31 interior property lines. 32 Ordinance No. 3150 ' Page Two of Three ' - 4-27-82 i E. Single family dwellings with "0" side lot lines shall be treated 1 as townhouses. , 2 F. Any structure, including duplexes, apartment buildings, con- 3 dominiums, cormnercial buildings, industrial build.ings, to.be ' 4 developed into separately owned units must be made to conform to 5 all requirements of new construction as required by this Ordinance. 6 Structures`being developed where'walls are to meet higher fire 7 resistance standards as required by Chapter 5 of the Uniform $ Building Code due to building materials used in construction; 9 i.e., steel, concrete, heavy timber, shall have independent 10 walls meeting the fire ratiqg.as listed in Chapter 5 of the 11 Uniform Building Code. 12 ' Section 6. Alternate Materials and Methods of Construction: The Building 13 Official shall be allowed to use Section 105 of the Uniform.Building Code 14 Where new materials and methods may be established. 15 Section 7..
