T-4 That the said Grantor for valuable consideration does by these pre-
Q _ts grant unto the Grantee a 20-footperpetual right-of-way or
C~_I.+>an:ent for sewer mains with the necessary appurtenances through, over
arid across the following described property situated in King County, Wash-
ington, more particularly described as follows:
This sewer easement is through a tract of land in Section 13,Township
21 North, Range 4 East W.M., Said tract is described as follows:
A tract of land situated in the Northeast 1/4 of the Northwest 1/4
of Section 13,Township 21 North, Range 4 East «.1•i. and particularly
bounded as follows
Taking.the Northwest corner of Lot 1 in Bloch "C" of Lunn°s Garden
Tracts of Auburn,Washington, as the initial point and running from said
initial point Northerly on a line parallel.with the East line of said
Northeast 1/4 of the Northwest 1/4 of said Section 13, a distance of 300
feet to the place of'beginning,running thence Northerly on a line parallel
with the East:l line of the said ?northeast 1/4 of the North-ti:+est 1/4 of said .
Section 13 for a distance of 150 feet to a paint; :hence Easterly on a
line parallel with the South line of said Northeast 1/4 of the Northwest 1/4
of said S. ,cti.LOIX 13 to the West line of a strip of land heretofore conveyed
by Willis E. Ross to the Seattle-Tacoma Interurban Railway for a right-of-.
way; thence Southerly along the West line of said right-of-way for a dis -
ance of 150 feet to a point; thence Westerly in a straight.line to the
point and place of.beginning.
This easement consists of a 20 foot
strip permanent
described as the

TO ETHER. WITH a 40 foot temporary. construction easement. described as
the NoX-Un G•U `p'oet of the above described tract.
Said temporary construction easement: shall remain in force during con-
struction and until such time as the sewers and appurtenances have been
accepted for maintenance and operation by the City of Auburn..

That said Grantee shall have the right without prior institution
of any suit or proceeding at law, at times as may be necessary, to
enter upon said property for the purpose of constructing, repairing,
altering, or reconstructing said Sewer Main, or making any connections
therewith, without incurring any legal obligation or liability there-
for;.provided that such constructing, repairing, altering, or recon-
structing of said sewer main shall be accomplished-in such a manner
that the private improvements existing in this right-of-way shall not
be disturbed or destroyed, or in the event they are disturbed or de-
stroyed, they will be replaced in as good a condition as they were
immediately before the property was entered upon by the Grantee.
The Grantor shall retain the right to use the surface of said
easement,-so long..as said use does not interfere with the installa-
tion and maintenance of the sewer main and so long as no permanent
buildings or structures are erected on said easement.
This easement shall-.be a covenant-.r-unning_ with the land and
shall be binding on the successors, heirs, and assigns of both
parties hereto.
