That the said Grantor for valuable consideration does by these
presents grant unto the Grantee a perpetual right-of-way or easement
for sewer mains with the necessary appurtenances through, over and
across the following described property situated in King County,
co Washington.
That portion of the North 310 feet of the NE 1/4 of the SE 1/4
of Section 14, Township 21 North, Range 4 East, W.M., included
within the limits of a strip of land 20 feet in width the centerline
of which is described as follows:
Beginning at a point on the North line of.the said SE 1/4
which is North 89055111" West 1,492.38 feet from the Northeast corner
thereof; thence South 30037'56" East 228.45 feet; thence South
74056140" East 145.60 feet; thence South 65021101" East 145 feet
more or less to an intersection with the Westerly margin of SR 181
(West Valley Highway) and the terminus of said centerline descrip-
tion.
TOGETHER WITH a temporary construction easement 100 feet in width
the centerline of which is the same as that described above.

That said Grantee shall have the right without prior
institution of any suit or proceeding at law,'at times as may
be necessary, to enter upon said property for the purpose of
constructing, repairing, altering, or reconstructing said Sewer
Main, or making any connections therewith, without incurring any
legal obligation or liability therefor; provided that such con-
structing, repairing, altering or reconstructing of said Sewer
Main shall be accomplished in such a manner that the private
improvements existing in this right-of-way shall not be disturbed
or destroyed, or in the event they are disturbed or destroyed,
they will be replaced in as good a condition as they were immedi-
N ately before the property was entered upon by the Grantee.
tC7 The Grantor shall retain the right to use the surface of
0 said easement, so long as said use does not interfere with the
0 installation and maintenance of the Sewer Main, and so long as
pr no permanent buildings or structures are erected on said easement.

This easement shall be a covenant running with the land and
shall be binding on the successors, heirs, and assigns of both
parties hereto.
