WITNESSETH:.
That the said Grantor for valuable consideration does by these presents grant
unto the Grantee a slope and utility easement with the right to make all necessary
slopes upon the.abutting property for cuts and fills as may be required in the
construction of roadw4 improvements and.for adequate drainage ditches to preserve
existing drainage oh and adjacent to the right-of-way on West Main Street
The slope and utility easement is described as follows:
The North 10 feet of the following legally described property:
The'West 1/2 of the West 1/2 of the East 1/2 of the Northeast 1/4 of
the Southwest 1/4 ofqrj~%ie,n 1)31;~Township 21 North, Range 4 East; W.M.
Si'tuate in the City of-Auburn,-County of King, State of Washington.
LESS State Road.

That said Grantee shall have-the right without prior institution of any suit
or proceeding at law, at times as may be necessary, to enter upon said easement for`
the purpose of placement of roadway slopes without incurring any legal obligation
or.liability.therefor;- provided that such construction shall be accomplished in such
a manner that private i-mpro nts shall not be disturbed or destroyed, or in the
event they sere disturbed estroyed, they will be.replaced in as good a condition
as"they were•immediate the property was entered upon by the Grantee.
This easement"*shall be automatically extinguished in the event grantor, its
heirs, successors, and assigns, bring the land herein burdened by the easement to
the grade'of grantees nearest pavement.
This easement shall be covenant running with the land and shall be binding on
the.successors, . heirs,. and• assigns of both parties hereto.
