, AN ORDINANCE OF THE CITY OF AUBURN; WASHINGTON, PROVIDING FOR A CONDITIONAL
3 USE PERMIT,ON,PROPERTY,ZONED M-1„(LIGHT INDUSTRIAL) ON A PARCEL OF LAND
5.5 ACRES IN,SIZE LOCATED ON~THE SOUTH SIDE OF 37TH STREET N.W. AND LYING
4 WEST OF THE VALLEY FREEWAY, WITHIN THE CITY OF AUBURN, WASHIN6TON.

6 WHEREAS, a petition dated April 26, 1982, together with plot plans and
. 7' exterior elevations therefor, has been submitted to the Council of the City of
8 Auburn, Washington, by ALL WEST PROPERTIES, requesting a Conditional Use
9 I P.ermit on property zoned M-1 (Light Industrial), for a 120-unit.recreational
10 vehicle park on a parcel of land 5.5 acres in size located,on the south side
11 of 37th Street N.W. and lying west of the Valley Freeway, within.the City of
12 Auburn, Washington, hereinafter described in Section 1 of this Ordinance,
13 Which property presently carries a M-1 (LigFit Industrial) classification; and
14 WHEREAS, said request above referred to, was referred to the Planning
15 Cortanission by the Auburn City Council for study and,publichearing thereon;
16 and
17 WHEREAS, the Planning Commission held a public hearing to consider said
18 request in the Council Chambers of the Auburn Ci,ty Hall, on June 8, 1982, atl
19 7:30 P.M., and subsequent thereto, the City Planning Cormnission recormnended
20 approval of the issuance of a Conditional Use Permit on property zoned M-1
21 (Light Industrial), finding that the proposed use illustrated by the site
22 development plans of the petitioners would not be duly detrimental to the
23 adjacent and surrounding properties and the enjoyment thereof; and
24 WHEREAS, the City Council of the City of Auburn, held a public hearing
25 in ttie Council Chambers of the Auburn City Hall, at 8:00 P.M. on July 19,
26 1982, and referred the matter to the Street Cortunittee and Planning and
27 Community•Development Committee; and
•28 WHEREAS, the City Council of the City of Auburn, held a public meeting in
29 the Council Chambers of the Auburn City Hall, at 8:00 P.M. on August 16, 1982,
.:30 at which time;the City Council concurred with the recommendations of the
31 Planning,Coimnission' rand Planning and Cortonunity Development Committee as
32 hereinabove stated'.(

1 NOW, THEREFORE, TIIE CITY-COl1NCIL OF THE CITY OF AUBURN, WASHINGTON, D0
2 ORDAIN AS'FOLLOWS:

Section 1. That a Conditional Use Permit be granted for the purpose of a
4
120-unit recreational vehicle park, in accordance with the plot plans and
5
exterior elevations for said development submitted with the request for a
6
Conditional Use Permit on property zoned M-1 (Light Industrial), a copy of
7
which is attached hereto, designated as Exhibit "A" and by this reference made
8
a part hereof as though set forth in full herein, on a parcel of land 5.5
9
acres in size located on the south side of 37th Street N.W. and lying west of
10
the Valley Freeway, situate in the City of Auburn, County of King, State of
11 .
Washington, and legally described as follows, to-wit: "

Lot 2, Blk 2, Christopher Garden Tracts as recorded in Plats, Vol.
14 23, Page 6, Records of King County, WA, situated in Section 1, Twp 21
N, R 4 EWM, City of Auburn, County of King, State of Wasfiington. .

16 Section 2. That the ingress, egress and improvements to the West Valley
17 Highway be reviewed and approved by the Street Committee and Public Works
18 Department.
19 Section 3. That a plan satisfactory to the City shall be prepared for the
20 area,in Puget Power's easement, alleviating the hazards from the power lines
21 to the people in the recreational vehicles.
22 Section 4. That the size and location of all public utilities shall be
23 subject to the approval of the Public Works Department prior to the issuance
24 of a grading and/or building.permit. ~
' 25 ' Section 5. That a landscaping plan shall be submitted meeting the recom-
26 mendations of the Planning Department and approved prior to the issuance of a
27 grading and/or building permit.
28 Section 6. That a co _ py of the rules and regulations governing the opera-
29 tion of the recreational vehicle park shall be submitted and approved by the
30 plannin 'De artment ~
g p prior to the issuance of a grading and/or building per-
31 mit. These rules and regulati:ons sha11 include provisions to prohibit the

construction of temporarybuildings'or ~structures in conjunction with the use
2 : • of the recreational vehicle•spaces and'shall also include provisions to

prohibit the use of the recreational vehicle spaces to conduct cortunercial
activities:

Section 7. That the plan should provide a fire lane access of not less
6
than 20 feet in accordance with the fire code. These fire lanes shall be
7 posted for no parking.

Section 8. That plans for the utility,building shall include provisions
• 9
for laundry facilities of one (1) dryer and two (2) washers for each 30
10
spaces. For each 50 spaces, two (2) drinking fountains and four (4) water
11 '
closets for males, f.ive (5) water closets for females, two (2) urinals for .
12 " •
males, five (5) hand basins for males and five (5) for females and four (4)
13
14 showers for males and four (4) showers for females. .

15 Section 9. That recreation areas shall be developed and maintained of

16 not less than 100 square feet per space, this shall include .indoor and out-
• door. The plan should indicate what type of recreational equipment that would
17 ,
tie provided. 18
19 ' Section 10. That guest parking spaces in the amount of one (1) space for
, 20; each 25 spaces shall be provided. •21 Section 'll. That the site plan shall be made part of and be included with
22 the Conditional Use Permit.
23 , . Sect.ion 12. That the Condiiional Use Permit shall expire after one year,
24 unless permits have been applied for or, an extension granted by the City
25 Council. •
26 Section"13. That the City'Clerk for the City of Auburn, Washington,
27 is hereby authorized and directed'to file a certified copy of this Ordinance
28 with the King County Auditor.
29 . Section 14. The Mayor is.hereby authorized to implement such administra-
30 tive procedures as may be necessary to carry out the directions of this
31 legislation. ,
