KNOW ALL MEN BY THESE PRESENTS that for and in consideration of the
sum of TEN DOLLARS ($10.00), and for the consideration of incorporating the Extension
into the City system, and other good and sufficient consideration, receipt whereof is hereby
acknowledged, the undersigned Grantor Auburn Professional Plaza, LLC does by these
presents hereby convey, setover, assign, transfer and warrant to the City of Auburn, a
Municipal Corporation of the State of Washington, 835 LF of street Improvements,
44 LF of 8" ductile iron storm sewer, 10 streetlights, I-fire hydrant assembly that includes
21 LF of 6" ductile iron waterline, 204 LF of 8" PVC sanitary sewer, 1,020 LF of 3" PVC
telecommunication conduit, traffic signal improvements as detailed in Exhibit B' and all
appurtenances or any other associated public facility as shown on the public facility
extension plans referred to as FAC08-0021, the Auburn Professional Plaza development.
Situated within the following described real property, located in King County:
See EXHIBIT `A' ATTACHED HERETO AND BY THIS REFERENCE MADE
A PART HEREOF
and the said Grantors hereby warrants that it is the sole owner of all the property above
conveyed; that it has full power to convey the same and that it will defend the title of the
said Grantee against any and all persons lawfully making claim thereto, and indemnify th
City of Auburn for any costs, including Attorney fees in defending title.

LEGAL DESCRIPTION
Lot 1, Block 0, Ballard's First Addition to the Town of Slaughter (now Auburn), according to the plat
thereof recorded in Volume 2 of Plats, page 84, Records of King County, Washington;
ALSO land lying Easterly of said lot between said lot and Auburn Avenue and North of Main Street
and South of the public alley extending East and West on the north of said Block 0, being more
particularly described as follows:
BEGINNING at the Southwest corner on said Lot 1, Block 0, and running Easterly along the South
line of said lot extended along the Northerly line of Main Street to the intersection of said Northerly
line of Main Street with the West line of Auburn Avenue;
THENCE Northeasterly along the West line of Auburn Avenue to the intersection of said West line
