Purpose
Per committee policy, staff is presenting to Public Works Committee a developer proposal for
utilizing c-curbing in the public right of way. This is for a city required access restriction related
to a new development in Lakeland Hills.
Background
Attached for your reference are an aerial view and channelization plans proposed by the new
commercial development in Lakeland Hills at the intersection of Lakeland Hills Way SE and
Lake Tapps Parkway.
The undeveloped site currently takes full access off 69th Street SE. The applicant requested
direct access to Lakeland Hills Way SE and Lake Tapps Parkway. After a detailed review by
the applicant's traffic engineer staff approved restricted right in/right out access to both Lake
Tapps Parkway and Lakeland Hills Way SE. Additionally left turns into the site were
conditionally approved from Lakeland Hills Way.
Consequently condition # 1 of SEPA 11-0001 (see attached) required the applicant to construct
a left turn lane and channelization to allow a left turn lane into the site and prohibit left turns out
of the site.
