3 AN ORDINANCE OF THE CITY OF AUBURN, WASHINGTON, PROVIDING FOR THE REZONIN6 OF
A PARCEL OF LAND 5 ACRES IN SIZE LOCATED ON THE EAST SIDE OF "B" STREET
4 N.W. IN THE 4100 BLOCK, WITHIN THE CITY OF AUBURN, WASHINGTON, CHANGING
THE ZONING CLASSIfICATION THEREOF fROM UNCLASSIFIED TO M-1.

WHEREAS, a petition has been submitted to the Council of the City of
6
Auburn, Washington, by ROBERT RHODES, requesting the rezoning of the real pro-
7
8 perty hereinafter described in Section 1 of this Ordinance, which petition was
dated July 22, 1982; and
9
WHEREAS, said request above referred to, was referred to the Planning
10
Commission by the Auburn City Council for study and public hearing thereon;
11
and
12
13 WHEREAS, the Planning Commission based upon staff review, held a public
14 hearing to consider said petition in the Council Chambers of the Auburn City
15 Hall, on September 8, 1982, at 7:30 P.M. , at the conclusion of which the
16 P�anning Cormnission recortmended the approval of the rezoning of the said
17 Property based upon the following finding of the Department of Planning and
18 Community Development, to-wit:
19 1. The site is surrounded by M-1 zoning on the north, south and east.
20 2. The Comprehensive Plan designates the area as light industrial .
21 3. "6" Street has recentty been widened with adequate utilities to sup-
port industrial uses.
22 4. There is a single family home on the site and adjacent parcels are
23 vacant.
24 5. An industrial park is being built four (4) blocks to the south.
25 6. A declaration of non-significance has been issued under the State
Environmental Policy Act.
26 7. The proposal is consistent with all applicable planning and deve-
27 loping use patterns, no significant adverse impacts have been noted�
and no concerns have been noted by City departments.
28 8. Specific development of the site may require extension of a 12-inch
29 water line onto the site.
30 9• While a 10-inch sewer line serves the front portion of the site, the
back portion may not be accessible by a gravity sewer line; and

WHEREAS, the City Council of the City of Auburn, held a public hearing

in the Council Chambers of the Auburn City Hall, at 8:00 P.M, on October 4,

1982, at which time the City Council concurred with the findings of the
4
Department of Planning and Cormnunity Development and Planning Cortunission as
5
hereinabove stated.

ORDAI AS FOLLOWS:

Se tion 1. That the following legally described property located on a
9
parcel of land 5 acres in size located on the east side of "B" Street N.W. in
10
the 41 0 block, situate in the City of Auburn, County of King, State of
11
Washin ton, be and the same is hereby rezoned from Unclassified to M-1 (Light
12
Indust ial) to-wit:
13
14 Tract 18, White River Valley Home Tracts as recorded in Vol 13 of
Plats, pg 17, Records of King County, WA. sit in Sec 36, Twp 22 N, R
15 5 EWM City of Auburn, County of King, State of Washington.

S tion 2. That the amendment to the Comprehensive Zoning Map of the City

of AubUrn, Washington, encompassing this Zoning use classification change, be

and the same is hereby approved.

Section 3. That the City Clerk for the City of Auburn, Washington, is

hereby authorized and directed to file a certified copy of this Ordinance with

Section 4. The "Mayor is Hereby authorized to implement such administra-
23
tive p'r,ocedures as may be necessary to carry out the directions of this
24
legislation.

Section 5. This Ordinance shall take effect and be in force five (5) days

from and after its passage, approval and publication, as provided by law.
