My partner, Crreg O'Farrelll is here tonight as well. We live in the community of Pierce and south King County As you may know, Greg and I successFully developed the Terrace View Park Mixed-Use Development—where the Apartments and the Townhomes aze]ocated. We are the owners of the Lakeland Hills Storage Facility As part of the Terrace View Pazk Development we worked coopetadvely with Auburn and we constructed right-of-way improvements associated with East I Valley Highway (aka "A" Street) and Terrace View Drive. In addidon, we constructed i significant water line and sanitary sewer improvements which 1re part of the City's { Comprehensive Udlity Plans. I � Now, we desire to desire to move our Lakeridge Paving Business Offices to A Street East in � conjunction with our established equipment yard on the adjoining southerly parcels. Staff's recommendauon sapporting the Comprehensive Plan Amendment to Light Industrial, as � well detailed in the Staff Report, demonstrates that the surrounding areas to the south and the west are consistent with a Light-Industrial designation as those properties aze developed with i exisdng neighboring light-industrial uses and to the west, the zoning classification of Sumner i and Pacific call for future light-industrial uses. And, given the steep slopes to the east, the Lakeland Hills residential development is substantially sepazated by the forested topography In ; addidon, the existence of the Railroad Corridor abutting A Street on the west and the size of our j parcels, as set forth in our application, has limited the viability of commercial uses. j Lakeridge Paving recognizes that the properties aze visible to the transportation corridor and aze an entrance to the City of Auburn. Therefore, Lakeridge Paving will develop as shown in the Renderings, an aesthetically pleasing business office on the parcels and further we have agreed, as a condition under the MDNS, to install landscaping and screening in excess of the requirements of Auburn Code.
