INTRODUCTION
This Work Order comprises a 30% design and a preliminary construction estimate of probable construction
cost to replace the hangar doors on Hangar J. Hangar J has fabric roll up doors that have reached the end of
their useful life. These doors are reportedly difficult to service, and replacement parts are becoming scarce.
The project team understands that S50 staff will likely construct doors on other hangar buildings in years
hence. To the extent practicable. the design team will identify materials and specifications from this project that
may be used for other hangar buildings.
GENERAL PROJECT ASSUMPTIONS
Please note the following project assumptions:
• Only sliding hangar doors will be considered for Hangar J (similar in style to the existing aftermarket
doors on Hangar H).
• The 30% design for Hangar J's hangar doors will not include designing adjacent apron pavement
improvements other than the concrete foundations.
• Construction cost estimates will be provided at prevailing wage. Delay in completing full design may
increase construction costs.
• Hangar J doors will be designed to be manually operated.
• There will be no hazardous material remediation needed for Hangar J.
• Replacement hangar door design will be omitted from the end hangar currently used for a wash
rack.
• Replacement hangar door design will be omitted from the end hangar currently occupied by an
aviation business.
• No construction phasing will be required.

Task 1.00 — Hangar J Door Replacement 30% Design and Construction Cost Estimate
Description: Hangar J currently has fabric roll up doors for each of the 14 hangars (not including the
wash rack hangar and the hangar occupied by an aviation business). The Consultant will
design a replacement door system to 30% design.
Est. Duration: Eight (8) weeks.
Task 1.01 Project Management and Administration
Management and administration of the project to include all sub-consultants.
Deliverable: 1. Up to three (3) monthly invoices.
Assumptions: 1. None.
Task 1.02 Survey
Topographic survey of the apron pavement immediately adjacent to the hangars and
the concrete hangar floors to assist with concrete slab design for the rolling door bottom
rails.
Deliverable: 1. Topographic survey information.
Assumptions: 1. Up to two (2) site visits.
2. No utility locates will be performed
3. No survey work of utilities will be performed.
Task 1.03 Structural Design
30% design of concrete slab structure to accommodate the hangar door bottom rails.
Deliverable: 1. 30% design documents for foundation.
Assumptions: 1. Up to one (1) site visit.
2. Specifications omitted from 30% documents to save budget.
Task 1.04 Architectural Design
Architectural design of the new laterally rolling doors for Hangar J. Design includes door
specification, top and bottom rails design, roof drainage downspout relocation as
needed. and weather protection.
Deliverable: 1. 30% design documents.
Assumptions: 1. Up to one (1) site visit to observe existing doors and meet with
airport and maintenance staff.
2. Specifications omitted from 30% documents to save budget.
Task 1.05 Preliminary Estimate of Probable Construction Cost
A construction cost estimate at the 30% design level provided by a subconsultant.

FEE ESTIMATE
For the work activities described in this scope of work, the total fee which includes all subcontractor fees is
$17,507.00.

INTRODUCTION
This Work Order comprises two projects for Auburn Municipal Airport (S50).
1. The first project is to augment previous site planning work for the South Terminal Area (STA). Work
Order #1 consisted of three proposed alternatives for hangar development in the STA. S50 staff have
provided additional design comments and direction on preferred alternative #3. These additional
comments include changing the configuration and location of the hangar buildings, identifying a location
for a Jet A fuel tank. showing new sidewalks on adjacent City streets. and identifying an aircraft wash
rack, among other comments.
2. The second project is to create elevations and color renderings of the proposed hangars in the STA for
S50 staff to use for marketing. The marketing materials will be used to gauge interest in the hangars
and to validate expected rents. The marketing materials include one one-page, double-sided brochure
that features hangar illustrations and communicates hangar and contact information.
GENERAL PROJECT ASSUMPTIONS
Please note the following project assumptions:
• No preliminary construction estimate of probable construction cost will be provided for Task 1.00.
SCOPE OF WORK
Task 1.00 — South Terminal Area Site Planning
Description: S50 staff have selected a preferred development alternative for the STA from Work
Order#1 and have provided additional design direction and comments. This task will
augment the development of the chosen alternative considering the additional design
direction and comments.

Task 1.01 Project Management and Administration

Task 1.02 Architectural Design
Incorporate comments and additional design direction from S50 staff into the existing
preferred alternative #3. Additional design direction includes reconfiguring t-hangar
buildings to accommodate 18 units (as space permits), reorienting vehicle parking,
identifying a possible Jet A fuel tank area. identifying sidewalks on adjacent City streets,
and identifying a possible aircraft wash rack location.
Deliverables: 1. Architectural design to incorporate previous City comments.
2. Plan view designs for STA t-hangars. wash rack (if space
permits), Jet A fuel tank area (if space permits). an electronic
vehicle gate for ingress and egress, vehicle parking, and
suggested lease line locations for a future box hangar ground
lease.
Assumptions: 1. No specifications will be provided.
2. Up to one (1) site visit is included.
3. T-Hangar building dimensions will be based on designs
provided by Erect-A-Tube.
4. Box hangar building will be shown as future construction.
5. Preferred Option 3 layout will be modified to change
taxilanes to FAA standards.
6. Preferred Option 3 north building will be modified to
accommodate 18 t-hangars (space permitting).
7. Wash rack location will be large enough to accommodate
Group I and Group II aircraft (space permitting).
8. Jet A fuel location may be located on the grass parcel north of
the STA per S50 staff comments depending on available space.
Task 1.03 Civil Engineering Consultation
The civil design team will coordinate with the architecture team to validate the location of
the hangar buildings, review and research existing on-site utilities, provide a preliminary
layout of pedestrian access routes, and determine a possible location for the Jet A fuel
station and the wash rack with respect to existing utilities.
Deliverable: 1. Pedestrian access routes along the adjacent City streets (E
Street NE, and 16" Street NE).

2. Civil design comments incorporated into Architectural drawings.
Assumption: 1. Utility design, identified Jet A fuel tank location, and identified
wash rack location may need to change during full design due to
unforeseen variables or changed assumptions.
Task 2.00 — New Hangar Marketing Materials Development
Description: S50 staff are seeking to validate hangar demand and hangar rents by creating and
distributing marketing collateral. The marketing collateral will be distributed to interested
parties to gauge interest and to collect feedback that will inform hangar design.
Est. Duration: Four (4) weeks. Concurrent to Task 1.00.
Task 2.01 Architectural Renderings
The architecture team will create color renderings of the t-hangars and the box hangars
complete with elements that demonstrate scale (i.e. trees, people, airplanes, and
vehicles as appropriate). Renderings will show photovoltaic panels on the roof.
Deliverable: 1. Up to three (3) color renderings of the t-hangar building and the
adjacent site to include aerial and/or ground views.
Assumptions: 1. Renderings will be incorporated into marketing collateral.
Task 2.02 Marketing Collateral Design
The marketing team will use the color renderings and prepare marketing collateral for
the airport to use.
Deliverables: 1. One full-color. two-sided, letter-size PDF with information
about the Auburn Municipal Airport and the t-hangars.
2. Up to 12 hours of marketing outreach assistance provided by
Aviation Services Manager.
3. High resolution color renderings provided in separate digital
files.
Assumptions: 1. S50 will print PDFs for distribution.
2. KPG Aviation Services Manager will assist with marketing
materials distribution.

AMENDMENT TO AGREEMENT FOR SERVICES AG-C-512
RELATING TO ON-CALL AIRPORT FACILITIES SUPPORT
THIS AMENDMENT TO THE AGREEMENT is made and entered into by and between the
CITY OF AUBURN, a municipal corporation of the State of Washington (hereinafter referred to
as the "CITY"), and KPG. P.S. (hereinafter referred to as the "PROVIDER"). The City and
Provider agree to amend the Agreement AG-C-512 executed on the 4th day of March 2019.
The changes to the Agreement are described as follows:
1. CONTRACT TERM: The term of the Agreement for Professional Services is extended to
December 31, 2021.
REMAINING TERMS UNCHANGED: All other provisions of the Agreement between the parties
for AG-C-512 executed on the 4th day of March 2019, shall remain unchanged, and in full force
and effect.
IN WITNESS WHEREOF the parties hereto have executed this Agreement as of the day and
year first above written.
